Job Summary

The Assistant Property Manager is a key member of the property management team, responsible for ensuring the efficient operation of assigned properties. This role involves a range of tasks, including leasing, collections, resident services, and maintenance. The ideal candidate will have strong organizational skills, attention to detail, and excellent communication abilities.

Key Responsibilities:

  • Assist the Property Manager with collection and processing of all payments and purchase orders.
  • Contribute to the creation of monthly reports, including renewals, rents, leasing, and resident retention programs.
  • Validate prospect/resident rental eligibility using designated background verification processes.
  • Attend staff meetings and take minutes as necessary.
  • Build relationships with vendors and handle vendor statements for correct billing.
  • Represent the company in court hearings if required.
  • Follow up on delinquencies and process security deposit refunds.
  • Assist with scheduling appointments and provide backup approval for paperwork and verification in the Property Manager's absence.
  • Supervise leasing and operations in the office, providing training and instruction to staff on proper office administration procedures.
  • Review and verify resident information, including account setup and accuracy of names, lease dates, and billing.
  • Inspect apartments as needed.
  • Support the leasing team with marketing and follow-up activities, including unit inspections, thank-you notes, approval letters, phone calls, and lease signing schedules.
  • Perform tasks related to apartment rentals, move-ins, and lease renewals.
  • Record all resident correspondences and maintain renewal records in the computer system.
  • Assist the Property Manager with any requested work on the property.
  • Hold a valid South Carolina Property Management License at the time of hire or within 90 days of hire.
