Job Summary
We are seeking a highly skilled Property Manager to oversee the day-to-day operations of our multifamily properties. The successful candidate will be responsible for managing property staff, maintaining building systems, and ensuring compliance with local, state, and federal laws. This is a full-time, salaried position with paid time-off and benefits.
Essential Duties and Responsibilities
The Property Manager will be responsible for the following duties:
- Performing weekly, monthly, and quarterly inspections to ensure compliance with company standards
- Maintaining building systems and supervising all repairs
- Managing day-to-day operations of multiple units, including 24/7 emergency response
- Assisting the Leasing Representative with their responsibilities to maintain high occupancy and retain existing tenants
- Effectively communicating with tenants during their tenancy
- Reading and interpreting legal documents and contract service agreements
- Administering and coordinating collection procedures, collecting rent, and following up with delinquencies
- Enforcing terms of the rental agreement and building rules
- Effectively communicating technical and financial information with maintenance staff, tenants, and upper management
- Scheduling and completing projects as assigned
- Managing and controlling operating expenses
- Analyzing monthly and annual budgets and explaining variances
- Participating in preparing annual operating budgets and maintaining budgetary guidelines
- Evaluating existing contracts and effectively negotiating new contract pricing
- Completing incident reports
- Interviewing and hiring site staff
- Supervising and training all property site staff
- Managing safety programs, including employee training in fire safety, general emergency procedures, and use of emergency equipment
- Maintaining building security measures, ensuring proper incident documentation and notification to upper management, and owners
Requirements
To perform this job successfully, the individual must have the following qualifications:
- High school diploma or GED equivalent required; Bachelor's degree preferred
- 5+ years of Tax Credit experience
- Demonstrated ability to manage multiple properties with the same performance level for all sites and meet company standards
- Knowledgeable in local, state, and federal laws that pertain to property management and tenant rights
Skills/Knowledge/Abilities Required
The successful candidate will possess the following skills and knowledge:
- Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations
- Ability to write reports, business correspondence, and procedure manuals
- Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume
- Ability to apply concepts of basic algebra and geometry
- Ability to define problems, collect data, establish facts, and draw valid conclusions
- Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables

The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to stand; walk and sit. The employee is occasionally required to use hands to finger, handle, or feel; reach with hands and arms; climb or balance and stoop, kneel, crouch, or crawl.
