Job Summary

HTG Management LLC is seeking a highly motivated and detail-oriented Groundskeeper to join our team. As a Groundskeeper, you will be responsible for maintaining the property's curb appeal and supporting the team in efficiently managing the property.

Key Responsibilities

  • Preventive Maintenance / Security
    • Regularly inspect and replace exterior lighting to ensure the property's safety and security.
    • Oversee pool maintenance and cleaning, if certified.
    • Maintain proper safety protocols at all times.
    • Monitor apartment conditions and address any safety concerns promptly.
    • Stay informed about utility services, meter readings, lease expirations, and sewer maintenance dates.
    • Ensure storage areas are securely closed when not in use.
  • Property Detailing
    • Regularly walk the property to remove waste and maintain cleanliness in essential areas such as office administration, pool area, laundry room, mailroom, model display areas, stairs, and roofs.
    • Daily collection of garbage from vacated units, disposal of furniture and waste items to designated containers/storage areas.
    • Ensure cleanliness around dumpsters, pick up any stray items, and keep the compactor securely closed in windy conditions.
    • Regular property detailing including shrub area cleaning, mud removal, and maintenance of walking paths.
  • Facilities Management
    • Handle window, lamp, and sliding door repairs as needed.
    • Execute routine property maintenance tasks following instructions from management.
    • Assist in physical tasks such as fence demolition, post hole digging, and furniture transportation.
    • Support with setting up tasks as directed by the technical maintenance Manager.
    • Aid in cleaning and organizing storage and work areas.
    • Perform painting tasks inside and outside as required.
    • Respond to service requests promptly and follow set procedures.
    • Change locks, rekey, and arrange key cutting as necessary.
    • Distribute resident communications like event notifications, pest control schedules, and newsletters.
    • Keep work areas clean, follow security protocols, and maintain grounds litter-free.
    • Undertake additional tasks as assigned by the technical maintenance Manager.

Requirements

  • Must meet physical demands and follow instructions thoroughly.
  • Working hours: 40 hours weekly, with flexibility as per operational needs, including weekends when required.
  • Equipment required: Adherence to safety gear guidelines at all times.
