Core Responsibilities:
- The Residential Building Manager is tasked with overseeing and directing the construction of homes within the designated community, ensuring adherence to budget, timeline, and quality benchmarks.
- Oversees all construction activities for assigned residences, assists in scheduling, supervises the work of trade partners, maintains safety and aesthetic standards at job sites, and ensures a positive customer experience throughout the construction journey.
Primary Duties:
- Manage the scheduling and oversight of daily activities of trade partners, assessing the quality and efficiency of their work.
- Review and propose changes to construction plans when conflicts arise during the building process.
- Assess project timelines and make necessary adjustments to schedules and resources to meet project demands for timely completion.
- Ensure each home is completed on time while fulfilling all contractual obligations and safety regulations. Halt any work that does not meet standards or compliance.
- Facilitate customer interactions throughout the construction process, providing regular updates on progress and addressing any concerns with effective solutions.
- Collaborate with sales personnel to enhance community performance and customer engagement.
- Conduct daily inspections to confirm compliance with safety standards and regulations. Take immediate corrective actions to maintain a safe working environment.
- Negotiate and authorize field purchase orders for materials and labor as required.
- Evaluate the workmanship and quality of trade partners' work, authorizing payments only when standards are met.
- Work with Product Development, Process Improvement, Resource Planning, and Purchasing teams to identify and implement improvements in plan quality, schedule adherence, and budget management.
- Ensure trade partner work complies with local, state, and federal building codes and company workmanship standards.
- Participate in the recruitment and evaluation of trade partners.
- Direct, schedule, and assess the performance of trade partners, providing recommendations for their continued engagement or dismissal.
Qualifications:
- High School Diploma or equivalent required.
- Bachelor's Degree in Construction Management or Engineering preferred.
- Valid driver's license is essential for this role.
- Proven ability to manage construction processes in a high-volume environment.
- Strong leadership skills to direct and manage trade performance.
- Effective verbal and written communication skills.
- Basic computer proficiency.
- Demonstrated commitment to customer satisfaction.
- Ability to manage budgets and control cost overruns.
