Job Title: Residential Construction Project Manager

We are seeking a highly skilled and experienced Residential Construction Project Manager to join our team at Whisper Homes, LLC.

The successful candidate will be responsible for overseeing all phases of residential construction projects, ensuring timely and cost-effective completion. This includes working with various stakeholders to schedule and plan work, coordinate equipment and materials, operate within budget, and monitor overall progress.

Key Responsibilities:
  • Determine and Define Scope of Work: Define the scope of work and deliverables for each project, ensuring that all stakeholders are aware of their roles and responsibilities.
  • Predict Resources Needed: Predict the resources needed to complete each project, including labor, materials, and equipment.
  • Obtain Necessary Permits: Obtain all necessary permits, approvals, and regulatory prerequisites for each project.
  • Draft and Submit Budget: Draft and submit a budget for each project based on the scope of work and resource requirements.
  • Manage Costs: Manage costs to ensure that each project is completed within budget.
  • Provide Direction: Provide direction over contracts and subcontracts, ensuring that all parties are aware of their roles and responsibilities.
  • Manage Construction Schedule: Manage the construction schedule and activities for each project, ensuring that all deadlines are met.
  • Issue Progress Updates: Issue progress updates as needed regarding costs and timelines for each project.
  • Ensure Compliance: Ensure that all work is done in compliance with all relevant building and safety codes.
  • Select and Manage Subcontractors: Select and manage subcontractors and supplier relationships for each project.
  • Coordinate Efforts: Coordinate efforts across entire project between architects, designers, engineers, and subcontractors.
Qualifications:
  • Bachelor's Degree: Bachelor's degree in Building Construction, Construction Management, Civil Engineering, or Architecture.
  • Nevada Contractor's License: Nevada Contractor's License, preferred.
  • Experience: 5-7 years of experience in project management within construction.
  • Skills: Comfortable reading and understanding blueprints and drawings, proficient in Microsoft Office and general computer software, demonstrated knowledge of construction, engineering, and architecture principles, ability to budget, schedule, negotiate, and control costs, high degree of familiarity with contract and subcontract documents, terms, and conditions, strong leadership and management skills.
