Morrison Hershfield is a significant entity in the North American Telecommunications A&E and Site Acquisition sector, consistently broadening its offerings and seeking a motivated and detail-oriented Network Real Estate - Site Acquisition Specialist II to enhance our vibrant workforce. Reporting to the Telecommunications Project Manager, this position entails overseeing the site development process from the assessment of site candidates to the transition for construction, encompassing aspects such as site design, leasing, zoning, regulatory approvals, and more for the sites assigned to you.

Key Responsibilities:

  • Site Identification and Evaluation:
    • Direct and manage search parameters to identify and assess optimal properties for antenna installation.
    • Provide feasibility studies and comprehensive reports on promising locations.
    • Proactively address potential challenges and obstacles.
    • Prepare and submit necessary documentation for client endorsement.
  • Negotiation and Contract Management:
    • Engage in negotiations with property owners and stakeholders to secure vital agreements for site acquisition.
    • Review and draft lease agreements and related documents, ensuring adherence to legal standards.
  • Zoning and Permitting:
    • Investigate zoning regulations affecting site development.
    • Ensure compliance with zoning codes and other relevant standards.
    • Complete and submit permitting applications in accordance with project scope and applicable codes.
    • Collaborate with local authorities to obtain necessary permits.
  • Project Coordination and Reporting:
    • Deliver clear and concise updates to the Project Manager and team, with accurate milestone forecasts.
    • Coordinate with team members and subcontractors to ensure timely project delivery.
    • Manage assigned sites to adhere to schedules and budget constraints.
    • Maintain accurate records and update databases with site information.
    • Support site modifications as required.
  • Risk Management:
    • Identify and mitigate potential risks during site acquisition and development.
    • Develop contingency plans for unforeseen challenges.
    • Uphold professional and ethical standards in all interactions.
    • Represent Morrison Hershfield positively with clients and partners.
