Job Overview

The Mechanical Project Manager is responsible for overseeing all aspects of the project, ensuring timely and budget-friendly delivery, and maintaining a safe and secure work environment. Key responsibilities include championing project safety, executing projects through the life cycle, and providing leadership in planning and managing HVAC and plumbing installations.

Key Accountabilities:

  • Champion project safety and maintain a safe work environment through regular safety meetings and incident investigations.
  • Execute projects through the project life cycle, ensuring timely and budget-friendly delivery.
  • Provide leadership in planning and managing HVAC and plumbing installations, ensuring they meet code and project requirements.
  • Ensure compliance with state, local, and federal regulations and maintain the highest business ethics.
  • Conduct and document operational project meetings with relevant parties in a timely manner.
  • Identify fabrication and manufacturing opportunities and create execution plans with the project team.
  • Negotiate and prepare vendor and subcontractor purchase orders and evaluate submittals to reflect contract drawings, specifications, and estimates.
  • Perform project setup, job costing, and labor, material, and subcontract cost coding, submitting to the business unit operations manager for approval.
  • Conduct monthly reports and cost reviews, capturing deviations from plan or schedule early and keeping all project team members, business unit operations manager, and business unit manager informed to bring the job in on time and under budget.
  • Meet or exceed all financial budgets and labor productivity goals.
  • Drive cash flow by establishing a front-loaded schedule of values, timely and accurate billing, collection of payment, and cash management of subs, responsible for obtaining and coordinating lien waivers, state notifications, and tax documentation as required.
  • Coordinate and quality assure project detail drawings.
  • Estimate change orders and submit to the business unit operations manager (business unit manager) approval prior to submitting to the customer, with the business unit operations manager (business unit manager) reviewing with corporate as required per playing field document.
  • Daily project requirements include attending job site meetings, scheduling deliveries, performing project site documentation, reviewing job site labor reports with supervision, tool/equipment rental requisition, coordinating job progress, material, and consumables requisitions, preparation and tracking of request for information, assisting supervision with permitting and inspections, approving vendor/sub invoices, status reports, monthly billings, and collections.
  • Build and maintain strong customer relations with general contractors, subcontractors, vendors, and owners, ensuring customer satisfaction with a 'can-do' attitude.
  • Monitor the status of Risk Management, including ensuring proper Notice to Proceed, C.O.'s, contracts, Certificate of Insurance, and Bonds, accountable for productivity, safety, and theft.
  • Identify and develop office and field personnel, including APM's, foremen, superintendents, and field workforce.
  • Verify the quality, accuracy, delivery, and installation of fabrication and equipment, ensuring products meet project plans, specifications, and local code requirements.
  • Finalize O&M and start-up manuals.
  • Coordinate the start-up and commissioning process.
  • Call for final inspection certificates.
  • Work with supervision to complete punch lists and prepare As-Built drawings.
  • Prepare and send Customer Warranty Letters.
  • Conduct Owner Orientations as required.
  • Collect payments and retainage, close project financials, and file and store documentation.
