Job Summary
We are seeking a highly skilled Construction Manager to join our team at Alpha Corporation. As a Construction Manager, you will be responsible for providing owner's representative management and oversight, as well as construction contract administration and management of projects.
Key Responsibilities
- Coordinate and control all construction management activities, including claims management, project coordination, risk management, and quality management.
- Communicate and interact with team members and authorities involved in the planning, design, execution, and construction activities of the project.
- Manage, monitor, and track project objectives, including the scope of work, schedule, and budget of construction activities.
- Oversee construction activities to determine whether the work has been executed in accordance with contract documents, applicable building codes, applicable quality standards, and safety standards.
- Conduct and document weekly progress meetings and other on-site, routine, and special purpose meetings.
- Oversee quality requirements of the contract, including required field soils and materials testing and special testing requirements.
- Verify that project permits are obtained, maintained, and properly implemented by the responsible entity.
- Perform construction quality inspections on civil, structural, architectural, MEP systems, and assemblies.
- Track pay estimate quantities of work as reported in weekly field reports and verify that the contractor's monthly pay request quantities are correct.
- Review the contractor's pay application.
- Perform review of contractor's baseline schedule and monthly progress update schedules.
- Review submittals and RFIs.
- Lead the RFI response process in coordination with the Construction Coordinator.
- Review the contractor's progress schedules and coordinate with the construction schedule subject matter experts.
- Identify contract changes and determine if the contract change involves a change to the contract price or contract time, and prepare the associated work change directive (WCD).
- Prepare change order and modification materials, including scopes of work, independent government estimates; analyze price proposals; prepare negotiation positions and participate in contractor change order negotiation sessions.
- Perform project closeout tasks, including collecting and organizing O&M manuals, warranties, project record drawings, and documents.
- Coordinate the start-up schedule for inspection requirements with contractors, review the testing results, and track deficiencies noted in the test reports.
- Generate and coordinate the closeout checklist, including tracking the status of defective work and deficiency item corrections during the project closeout process.
Requirements
- Bachelor's degree in Architecture, Civil Engineering, Architectural Engineering, or Construction Management.
- 3 years minimum of construction management experience in Federal projects in both new construction and renovations, ranging in size from $1m to $10m.
- Experience working on federal projects is required.
- Must be a U.S. Citizen.
- Must be proficient in Microsoft Office Suite and Microsoft Project, Primavera 6, and SharePoint.
- Ability to work and travel Nationwide, in remote locations.
- Specific experience in the Design or construction of water and wastewater system components, including treatment facilities, collection, distribution, or storage projects.
- Experience working with the federal governments to deliver projects during the construction phase.
- General knowledge of water & wastewater treatment processes, hydraulics, and mechanical systems.
Certifications and Licenses
- A Certified Construction Manager (CCM) from the Construction Management Association of America (CMAA) is preferred.
- OSHA 30-hour Safety Certificate or ability to quickly attain.
Physical Demands
The incumbent in this position can typically expect to sit and use his/her hands to handle and feel for more than 1/3 of the day. He/she can expect to stand or walk for more than 2/3 of the day. Talking and listening are also expected for more than 2/3 of the day. The ability to climb or balance, stoop, kneel, crouch or crawl, or reach with arms will be needed for less than 2/3 of the day. This position requires that the incumbent be able to lift items up to 70 pounds on an infrequent basis.
This position requires clear vision at 20 inches or less. The incumbent should be able to view various reports and forms as well as information displayed on a computer monitor and have the ability to distinguish between different colors. Depth perception, peripheral vision, the ability to focus, and the ability to see from a distance are also necessary.
