Job Overview

We are seeking an Experienced Maintenance Coordinator to join our 5812 Investment Group LLC team. As a key member of our maintenance team, you will be responsible for coordinating and overseeing daily tasks, ensuring the smooth operation of our properties.

Key Responsibilities:
  • Organize and assign daily tasks and general maintenance including service requests and punch (make ready) work for the maintenance team, providing scheduling updates to the Community Director.
  • Train, motivate, and mentor maintenance team members to ensure they have the necessary skills and knowledge to perform their duties effectively.
  • Schedule and manage outside vendors to ensure timely completion of tasks.
  • Conduct regular inspections and schedule routine maintenance of equipment and vehicles to prevent breakdowns and ensure optimal performance.
  • Effectively handle resident service requests in a timely manner, adhering to company standards.
  • Diagnose and perform minor and routine maintenance/repair tasks to minimize downtime and optimize resource allocation.
  • Maintain awareness of the physical condition of our properties, identifying and addressing any safety hazards or concerns promptly.
  • Assist in maintaining the cleanliness and appearance of our properties, including raking, sweeping, shoveling, and snow removal as needed.
  • Accurately record and maintain logs of preventative maintenance, service requests, expenditures, make-ready status, work-in-progress, and other relevant information.
  • Maintain inventory and order materials and supplies as necessary to ensure adequate stock levels.
  • Ensure the organization and safety of the maintenance shop, maintaining a clean and clutter-free environment.
Requirements:
  • Demonstrated knowledge of building maintenance and supplies.
  • A minimum of three years prior experience in a maintenance-related role.
  • Basic plumbing, electrical, carpentry, and locksmith skills are essential.
  • Type II HVAC certification is required; Universal certification is preferred.
  • Possession of own hand tools is mandatory.
  • Excellent customer service skills, including effective communication, conflict resolution, and problem-solving abilities.
  • Good planning, organizing, and time management skills, with the ability to prioritize tasks and allocate resources efficiently.
  • Ability to speak, read, and write English fluently.
  • Pass background and drug screenings.
Compensation and Benefits:

The salary range for this position is $26-$32 per hour, depending on experience and qualifications.
