Your Role
As the Lead Financial Asset Strategist within the Community Real Estate (CRE) team at MEDA, you will be instrumental in our mission to prevent family displacement through housing preservation and development. The CRE team manages a diverse portfolio valued at over $100 million, including numerous small sites and various tax credit properties. Your responsibilities will encompass monitoring operational effectiveness, nurturing relationships with joint venture partners and funding entities, assessing property conditions, ensuring compliance with programs, and evaluating market potential for both residential and commercial assets. You will act as the primary representative for MEDA's long-term ownership interests, establishing clear objectives, resolving challenges, and providing oversight in alignment with our strategic vision.
Key Responsibilities
The asset management unit's work is dynamic and adapts as the CRE Team grows. Your core responsibilities will include:
- Real Estate Portfolio Oversight: Collaborate with the Associate Director to implement strategies that align with our anti-displacement goals. Work closely with Preservation and Production teams throughout the real estate lifecycle.
- Financial Risk Management: Identify and manage financial risks associated with the real estate portfolio, including preparing ongoing financial evaluations and recommendations for portfolio-wide initiatives.
- Regulatory Compliance: Research partnership agreements and regulatory documents to ensure alignment with ownership objectives. Address information requests from regulatory agencies and investment partners promptly.
- Financial Performance Analysis: Analyze monthly property budget-to-actual results against established pro forma and key performance indicators (KPIs).
- Debt Management: Monitor property debt, identifying refinancing opportunities and negotiating with partners and lenders to ensure long-term financial stability.
- Industry Awareness: Stay informed about industry trends, market conditions, and regulatory changes affecting the portfolio.
Collaborative Efforts
- Work closely with the Asset Manager and Finance team to analyze financial data, identifying trends and optimization opportunities.
- Collaborate with Preservation to develop accurate financial projections and long-term plans for new acquisitions.
- Provide insights to Production during all stages of new project development.
- Manage cash flow and capital expenses in partnership with Finance.
- Support the Finance team during audits and tax filings.
Tax Credit and RAD Portfolio Management
- Represent operational interests in joint venture partnerships.
- Ensure compliance with tax credit and RAD requirements.
- Manage annual budgeting processes in collaboration with partners and conduct financial assessments.
- Oversee property management in accordance with long-term objectives.
Qualifications for Success
- Bachelor's degree in real estate, finance, business, or a related field.
- A minimum of 7 years of experience in the real estate industry, preferably in affordable housing and multifamily portfolios.
- Asset Management Specialist (AMS) or Certified Housing Asset Management (CHAM) designation is advantageous.
- Strong financial acumen and analytical skills.
- Proven ability to work effectively with senior management and cross-functional teams.
- Excellent interpersonal skills for developing positive working relationships.
- Experience in project management with a focus on accountability and results.
- Proficiency in financial modeling and analysis tools, including Microsoft Excel.
- Fluency in Spanish is preferred.
