Property Manager

Sand Companies Inc is seeking a highly skilled Property Manager to oversee the daily operations of our Affordable Housing Units in Maple Grove, MN. This is a full-time position that requires strong organizational and communication skills, as well as the ability to work independently with minimal supervision.

• Process paperwork for new move-ins, annual re-certifications, and security deposit worksheets.
• Collect and deposit rents, review delinquency reports, and assign late fees as needed.
• Maintain positive relationships with residents and respond to their concerns in a timely and professional manner.
• Meet or exceed monthly vacancy goals by showing available rental units, following up with potential residents, and marketing available units.
• Manage maintenance work orders and meet with technicians weekly to discuss needs and upcoming projects.
• Walk the property daily and oversee building, grounds, and equipment, participating in all property inspections.
• Meet with caretakers or cleaning vendors weekly to discuss needs and provide training and support as needed.
• Complete all required monthly calendar reporting requirements, including rent deposits, maintenance charge backs, occupancy reports, and UD filings.
• Follow the Operating Policy and Procedures manual and maintain/update the property information book.
• Perform general office duties, including completing requested reports, answering phones, filing, and ordering supplies.
• Collect proposals from vendors and make recommendations, coordinating vendor schedules as needed.
• Maintain a crime-free and drug-free housing environment.
• Coordinate community activities and events.

• High school diploma or equivalent.
• 3+ years of property management experience, preferably in Affordable Housing.
• Strong organizational and prioritization skills.
• Ability to work independently with minimal supervision.
• Professional communication skills, verbal and written.
• Computer skills, including proficiency in Word, Excel, Outlook, and Yardi software.
• Supervisory skills.
