Job Title: Senior Building Manager

Cousins Properties, a leading real estate investment trust (REIT), is seeking an experienced Senior Building Manager to oversee the maintenance and repair activities of our high-rise Class-A Office Building in Austin, TX.

Responsibilities:
  • Establish and implement preventive maintenance programs for building systems, facilities, and equipment.
  • Manage engineering personnel to fulfill day-to-day maintenance activities, special projects, and emergencies.
  • Prepare annual operations budget within operating parameters and provide periodic reports on budget variance and forecasting.
  • Participate in day-to-day financial management of designated operating accounts, focusing on payroll and accounts payable.
  • Negotiate contracts for building services, interact with contract personnel, and supervise as necessary.
  • Coordinate construction activities, attend meetings, review plans, and ensure compliance with Local, State, and Federal codes.
  • Maintain supply, tool, and equipment inventory.
  • Obtain competitive pricing for materials, goods, and services, reviewing invoices for accuracy.
  • Supervise engineering staff, promoting safe and effective labor resource use.
  • Prepare monthly, quarterly, and annual engineering reports on capital projects, major repairs, and utility data.
  • Maintain blueprints, specifications, and maintenance manuals for the property.
  • Assist the Senior Property Manager with owner reporting requirements.
  • Research and recommend new technology for repairing or replacing obsolete building systems.
  • Stay current in technology through training seminars, literature, continuing education, and trade organizations.
  • Assist the Property Manager with tenant relations.
  • Coordinate and record training for engineering staff, including safety, OSHA, and Intellum modules.


Requirements:
  • A high school diploma is required; Associate's degree or Bachelor's degree preferred.
  • 5+ years of experience managing high-rise Class-A Commercial Office Properties over 500,000 square feet.
  • 5+ years in a leadership role are required.
  • Certified 'Universal' refrigerant recovery HVAC technician.
  • Proficient use of Microsoft Office suite (Word, Excel, PowerPoint, Outlook) is required.
  • Thorough knowledge of Local and State building codes and regulations.
  • Ability to identify structural and mechanical issues, collect data, draw valid conclusions, and provide recommendations to senior management.
  • Excellent verbal and written communication skills.
  • Detail-oriented and well-organized.
  • Ability to manage time and multiple projects efficiently, achieving required results.
  • Affiliated with BOMA/SMA.
  • Customer service – Demonstrate optimum customer service delivery while performing all job functions.
  • Responsiveness – Perform responsibilities with an acute sense of urgency to meet the needs of others; respond to solve problems; willing to accept various tasks associated with this position.
  • Integrity – Demonstrate sound business ethics; consistently comply with organizational values; protect confidential information.
