Job Description

PURE Property Management is seeking a skilled Licensed Property Manager to oversee all aspects of property operations.

The successful candidate will be responsible for effectively managing and coordinating persons, activities, and available resources to achieve Company objectives and maximize occupancy levels and property values.

Key Responsibilities:

  • Conduct business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and applicable state and federal laws.
  • Ensure timely payment of invoices and coordinate with property owners to provide necessary funds.
  • Monitor delinquency status of monthly rents and communicate with owners as necessary.
  • Send demand letters, issue notices, initiate eviction actions, and make court appearances to follow up on delinquent rents.
  • Communicate with maintenance team members and keep owners informed of maintenance activities.
  • Participate in application approval process and assist owners with questions and explanations concerning financial statements.
  • Maintain accurate records of management activity on a daily, weekly, and monthly basis.
  • Conduct market surveys and provide feedback on property pricing.
  • Shop competition and stay aware of neighborhood market conditions.
  • Show available properties to prospective tenants and negotiate lease terms.
  • Facilitate lease renewal process.

Requirements:

  • Real Estate License in NC
  • Drivers License in NC
  • 2 years of Residential Property Management Experience
  • Proficiency in Microsoft Office and Google Drive applications
  • General knowledge of Property Management software (PropertyWare is a plus)
