Real Estate Manager

The Real Estate Manager is responsible for overseeing the management of commercial properties, ensuring alignment with investor objectives and company goals. This role involves developing strategic plans, managing budgets, and coordinating with property teams to achieve optimal results.
Key Responsibilities- Develop and implement property management plans to meet investor return expectations and company objectives.
- Evaluate market conditions and real estate investment climate to inform business plan strategies.
- Forecast competitive space availability and develop marketing and pricing recommendations to maximize asset value.
- Develop short and long-term operational programs to achieve cash flow objectives and maximize asset value.
- Manage operations and capital expenditures budgets, including bid sourcing and contract development.
- Administer and enforce rent collections, CAM reconciliations, and CAM estimates in accordance with lease agreements.
- Optimize strategies to mitigate vacancy risk and work with leasing personnel on leasing strategy.
- Execute company process standards for tenant coordination, including tenant finish standards and risk management.
- Monitor build-out to ensure compliance with lease agreements, construction schedules, and tenant expectations.
- Maintain open communication between tenants, hospital clients, and property management.
- Evaluate costs and recommend adjustments to achieve scheduled cash flow or asset value objectives.
- Review operating reports and ensure accurate operating expense reconciliations.
- Support team in turning over developments and develop relationships with tenants to demonstrate quality service and facilities.
- Complete routine building inspections and recommend alterations, maintenance, and reconditioning as needed.
- Bachelor's Degree in Finance, Real Estate, or related field (preferred).
- 3+ years of experience in commercial real estate analysis/management (required).
- 1+ years of experience in property management/leasing/operations (preferred).
- 2+ years of experience in managing people (preferred).
- Proficient with Microsoft Office/Suite software, including Excel, Timberline, Yardi, and MRI.
- Analytical and organizational skills, with strong written and verbal communication skills.
- Client and team management skills.
- Real Estate License (required or must obtain within 6 months of hire if not currently held).
- Compensation: $85,000 - $95,000 / year.
- Eligible for discretionary benefits: performance bonus.

- Travel: this position will require travel to Arizona market properties.
