Tract is based in Denver, Colorado, with real estate investments across the United States.

In line with our dedication to excellence, we are in search of a proficient Construction Site Manager who has substantial experience in overseeing large-scale civil infrastructure initiatives. The successful applicant will become part of our expanding team and will facilitate effective developments throughout the United States. The ideal candidate will possess over 8 years of post-educational experience in managing commercial and industrial land development projects.

Position Overview:

Qualified individuals will oversee safety, security, construction, and maintenance of Tract's sites throughout the development process, ensuring compliance with local and industry standards, regulations, and specifications. Responsibilities may include, but are not limited to:

  • Maintain a daily presence on-site as Tract's primary contact for development activities.
  • Establish security, safety, and logistics plans for the entire development lifecycle.
  • Coordinate with local cultural, environmental, and wildlife resource groups and vendors requiring site access.
  • Collaborate with contractors to create and implement suitable quality and safety plans in accordance with local regulations and industry best practices.
  • Conduct weekly safety audits for ongoing construction projects.
  • Lead emergency and incident response teams in the event of safety occurrences.
  • Manage construction projects encompassing demolition, grading, roadways, stormwater management, wet and dry utilities, electrical infrastructure, and other related components.
  • Perform constructability assessments for infrastructure projects during the preconstruction phase.
  • Develop comprehensive project plans and report on project scope, schedule, budget, change management, and progress for all development projects.
  • Effectively communicate with project stakeholders, including architects, engineers, contractors, and internal teams.
  • Prepare technical reports and presentations summarizing project plans, status updates, and recommendations.
  • Coordinate with Authorities Having Jurisdiction to identify and secure necessary permits. Manage contract scope, schedule, and budget of contractors to ensure permit approvals.

Basic Qualifications:

  • Bachelor's degree in Mechanical Engineering, Electrical Engineering, Construction Management, or a related engineering discipline OR 10+ years of relevant construction management experience in lieu of a degree.
  • 8+ years of experience in general contractor and vendor management (request for proposals, bidding, change orders, quality control, RFI/submittal tracking) on multiple large projects related to construction and project execution.
  • 4+ years of experience managing large-scale civil infrastructure projects, including site development, grading, drainage, and utilities.
  • Strong understanding of construction safety and current federal & OSHA requirements.
  • Proficient in P6, MS Suite, Bluebeam, Autodesk, and other construction management software.

Preferred Qualifications:

  • Background in data center or heavy civil construction is preferred.
  • OSHA 30, First-Aid, and CPR Certification.
  • Strong knowledge of engineering and construction practices for major site utilities infrastructure (electrical, water, fiber, etc.).

This position is full-time and on-site, with occasional travel to our headquarters.

Expected Salary Range: $140,000-$160,000 plus Bonus.
