Position Summary
Role Description
The Mortgage Loan Officer is responsible for soliciting and cultivating a diverse range of residential mortgage loans. This role involves significant engagement in external sales activities, including working closely with real estate agents and other mortgage referral sources. The focus is primarily on direct, single-family loans and typically requires up to two years of relevant experience.
Key Responsibilities
1. Evaluates and processes loan applications; verifies applicant credit and mortgage status, banking, and personal references, and informs unqualified applicants.
2. Conducts comprehensive loan interviews to gather necessary customer information for initiating loan transactions. Provides essential loan information and services to clients, realtors, and other stakeholders as required.
3. Prepares and submits records and reports related to loan origination and closing activities as needed.
4. Addresses inquiries from potential clients regarding various mortgage and construction loans, offering insights into the organization's lending policies and procedures.
5. Screens completed applications; forwards qualified applications to the Loan Originator for approval and supplies the Processor with additional information as necessary.
6. Requests personal employment and credit checks for applicants, as well as appraisals on properties and/or construction plans under consideration.
7. Promotes additional products to loan customers, including but not limited to hazard insurance, health, accident, life insurance, and available credit cards.
8. Maintains strong relationships within the banking community, home construction, and real estate sectors to stay informed about property values and build a professional network.
9. Adheres to all company policies and procedures, as well as applicable laws and regulations, including the Bank Secrecy Act, the Patriot Act, and the Office of Foreign Assets Control.
Qualifications
Knowledge and Skills
Experience
Familiarity with Federal Housing Authority (FHA), Veterans Affairs (VA), Federal National Mortgage (Fannie Mae), and construction loans is essential.
Education/Certifications/Licenses
Candidates must maintain active registration with the National Mortgage Licensing System throughout their employment.
Interpersonal Skills
A high level of trust and diplomacy is necessary to be an effective subject matter expert in this role.
Engaging in in-depth discussions and explanations with clients, colleagues, and external vendors on sensitive and confidential matters is a regular part of the job.
Communications may involve motivating, influencing, educating, and advising others on significant topics.
Additional Skills
The role encompasses a wide range of information, including current mortgage loan interest rates, commitment/rate lock/relock fee procedures, and consumer loan products/rates/guidelines utilized in conjunction with Mortgage Lending.

Physical Requirements
The position primarily involves sedentary work with limited physical exertion and occasional lifting of up to 5 lbs. Must be capable of climbing and descending stairs in emergency situations. Proficiency in operating standard office equipment, including computers, telephones, copiers, and calculators, is required. Must be able to perform work on a computer for an average of 6-8 hours per day and be available for extended hours as needed. Regular, reliable, and timely attendance is essential.
Working Environment
Must be able to perform work indoors in a climate-controlled shared workspace with minimal noise. The role requires 50% travel and attendance at in-office meetings as necessary.

Must be capable of performing job functions independently or with limited supervision and work effectively as part of a team.
Ability to read and follow various written instructions and oral directives is essential. Must be able to perform complex mathematical calculations and communicate clearly and logically.

Must perform responsibilities with composure under the pressure of deadlines and requirements for accuracy and quality.
