Overview

Key Responsibilities

Collaborate with engineers, architects, and other stakeholders to develop project requirements and specifications

Ensure all projects are delivered on time, within budget, and to the required quality standards

Prepare cost estimates, budgets, and work timetables

Create RFP packages for General Contractors, answer RFIs, and qualify construction bids and exclusions

Hire contractors and vendors, negotiating favorable pricing and terms

Obtain and maintain all required permits and licenses

Work with 3rd party and government inspectors

Plan construction operations and schedule intermediate phases to ensure deadlines are met

Manage project documentation, including drawings, specifications, submittals, and shop drawings

Review contractor Pay Applications and provide feedback

Determine needed resources (manpower, equipment, and materials) from start to finish, with attention to budgetary limitations

Follow through with multiple external vendors for timely install scheduling

Manage and conduct regular project meetings with the design and construction teams to facilitate communication and solve on-site problems

Manage construction schedules and adapt full FFE schedules for timely project completion and opening dates

Manage the work of subcontractors, laborers, etc. when needed for smaller in-house projects

Evaluate project progress and prepare detailed reports

Conduct quality control inspections to ensure project compliance

Oversee final inspections and ensure all punch list items and owner requests are completed to the owner's satisfaction

Facilitate project handover to the owner's operations and maintenance team

Prepare and finalize all project documentation, including as-built drawings, warranties, and O&M documents

Conduct a project review to identify lessons learned and areas for improvement in future projects

Ensure adherence to all company, industry, and applicable government health & safety standards

Requirements

Strong communication, negotiation, organizational, and time-management skills

Proven experience as a construction project manager

In-depth understanding of construction procedures, materials, and project management principles

Ability to read and understand full construction drawings and specifications

Familiarity with quality and health and safety standards

Strong knowledge of MS Office, including Excel and Project

Familiarity with construction/project management software, including Bluebeam Revu, Trimble products, and Autodesk products

Eligible to work in the United States

Must be a minimum 18 years of age

Preferred

Candidate to be based in Orlando

Team player with leadership abilities

3-5 years of Project Management experience

Owner Representative

BS degree in construction management, architecture, engineering, or related field, or equivalent experience

PMP or equivalent certification
