Position Overview

As an Escrow Officer, you will play a critical role in protecting both buyers and sellers through a thorough understanding of search and closing sale procedures. You will examine property history and make recommendations on whether title insurance is necessary to protect the buyer after purchase. Depending on your location, your duties may also include notary licensing.

Key Responsibilities
  • Establish communication with buyers and sellers upon receipt of a title order, making follow-up calls as necessary to ensure timely completion.
  • Gather and review pertinent file information to ensure accuracy and completeness.
  • Coordinate with parties to gather additional information and provide updates through our system.
  • Order titles, payoffs, estoppels, and other searches and documentation to facilitate a smooth closing process.
  • Prepare Settlement Statements and Closing Disclosures to ensure transparency and compliance.
  • Understand the title process to determine necessary steps to transfer property title according to real estate contract and lender instructions.
  • Collaborate to resolve title issues, including legal descriptions, easements, lot splits, vesting, tax liens, abstracts of judgments, bankruptcies, boundary disputes, encroachments, and list pendants.
  • Prepare all closing documents necessary for title insurance issuance.
  • Secure all required documents, including corrective and other necessary documents, for title insurance issuance.
  • Verify all funds are collected, documents are accurate, signatures are collected, and acknowledgements and legal descriptions are correct prior to disbursement.
  • Verify all legal documents for correct acknowledgments, legal, and liens prior to recording.
Requirements
  • Candidate must be located in or near Draper, Salt Lake City, or Provo, Utah.
  • Advanced verbal and written communication skills.
  • Strong time management and organizational skills.
  • Ability to work in a fast-paced, time-sensitive environment, follow tight deadlines, and prioritize work.
  • Minimum of 5 years licensure and experience in title/escrow transactions.
  • Intermediate experience using technology such as G-Suite and Microsoft Office.
  • Open to feedback and a great listener.
  • Detail-oriented, multi-tasker, highly motivated, and a strong team player.
  • High School Diploma or Equivalent GED.
  • Notary (Preferred).
  • Experience using closing software such as Qualia is a plus.
  • Substantive knowledge of real estate transaction procedures, terminology, and documents.
