Building Inspector II

POSITION SUMMARY
The Building Inspector II is responsible for planning, conducting, and coordinating inspections related to alterations, mold and mildew assessments, and associated remediation efforts. This role also involves participation in engineering, drafting, construction, and inspection initiatives, along with performing various related tasks as necessary.
This position requires regular interaction with different divisions, departments, city officials, contractors, and frequent communication with residents and resident directors.
KEY RESPONSIBILITIES
- Attend Committee and Mutual meetings as required.
- Prepare cost estimates, gather information, and develop reports and recommendations to guide construction follow-up actions and manage construction projects.
- Engage with contractors to secure bids for construction tasks, oversee new construction projects, and provide consultation to residents regarding construction and maintenance issues.
- Define the scope of work, assist in securing necessary bids, conduct compliance inspections, document procedures, maintain records, and verify contractor invoices related to completed work.
- Collaborate with various insurance providers to ensure adherence to insurance regulations.
- Evaluate permit applications for compliance with established community standards, making decisions to approve, reject, or refer applications to the appropriate Mutual board for further review and perform necessary inspections.
- Contribute to the review and preparation of variance applications and compile variance reports for presentation at board meetings.
REQUIREMENTS
High School diploma with coursework in Engineering, Architecture, and Construction Management, along with substantial experience in building construction or inspection, or a comparable combination of education and experience.
- Understanding of occupational hazards and safety measures.
- Familiarity with computer software and programs.
- Proficiency in modern office equipment, practices, systems, and procedures.
- Knowledge of drafting terminology, methods, practices, techniques, and instruments.
- Awareness of building codes, regulations, and zoning ordinances.
- Effective communication skills, both verbal and written.
- Ability to address the needs of senior citizens.
- Capability to establish and maintain productive relationships with employees, contractors, architects, residents, and the public.
SPECIAL QUALIFICATIONS
- Valid California driver's license.
- ICBO Certificate and/or Contractors License with recent experience in construction supervision/management.
- Certification related to mold remediation.
- Successful completion of respiratory pulmonary function test.
- Successful completion of respirator fit test.
