Inspector II

Job Summary:

We are seeking a highly skilled Alterations and Mold Inspections Specialist to join our team at Village Management Services, Inc. The successful candidate will be responsible for planning, inspecting, and coordinating alterations inspections, mold/mildew inspections, and associated remediation. The ideal candidate will have a strong background in engineering, architecture, and construction management, with experience in building construction or inspection.

Key Responsibilities:

• Attend committee and mutual meetings as directed, preparing cost estimates, researching information, and preparing reports and recommendations.
• Obtain bids from contractors, inspect new construction projects, and consult with residents on construction and maintenance issues.
• Drive a vehicle to perform job duties.

Additional Responsibilities for Alterations Inspector:

• Issue permits for and conduct inspections of modifications to the Community manors.
• Review permit applications for conformance to established Community standards and approve, reject, or refer to the appropriate Mutual board for review.
• Participate in the review and preparation of variance applications and prepare variance reports for board meetings.
• Enforce conformance to mutual standards.

Desirable Qualifications:

Graduation from High School supplemented by College level course work in Engineering, Architecture, and/or Construction Management, with thorough experience in building construction or inspection, or any equivalent combination of education and experience.

Knowledge of computer software programs, mold and mildew remediation processes, modern office equipment, drafting terminology, methods, and practices, and national, state, and local building codes and regulations.

Ability to prepare and/or direct the preparation and maintenance of engineering records and make concise technical reports.

Special Requirements:

• Possession of a valid California driver's license.
• Possession of an ICBO Certificate and/or active or inactive Contractors License and recent experience in construction supervision and/or management.
• Ability to obtain certification related to mold remediation.
• Ability to pass respiratory pulmonary function test and qualitative and/or quantitative respirator fit test.
