Position Summary: We are seeking a skilled and experienced Estimator to join our team. The ideal candidate will have a strong background in commercial concrete estimating, with a proven ability to develop competitive bids that align with project requirements and client expectations.

Key Responsibilities:

  • Project Analysis: Understand all bid submittal requirements, project general requirements, and government and code regulations impacting project scope, particularly in the Greater Baltimore/Washington Metropolitan region.
  • Comprehensive Estimating: Develop accurate quantity take-offs and cost estimates for all phases of construction work, focusing on concrete and related trades such as formwork, rebar installation, and specialty concrete applications like pervious concrete.
  • Proposal Preparation: Prepare and issue detailed proposals for concrete projects after reviewing design documents, drawings, and specifications.
  • Communication: Engage with general contractors and construction managers to clarify the scope of work, schedule requirements, and any unique project needs.
  • Vendor & Subcontractor Coordination: Solicit and negotiate quotes from various vendors and subcontractors to secure the most competitive cost for materials, equipment, and labor.
  • Internal Review & Accuracy: Participate in internal reviews of estimates, ensuring accuracy and completeness before final submission.
  • Bid Participation: Engage in both hard bid estimating and assist clients in developing schematic and GMP (Guaranteed Maximum Price) proposals.
  • Document Management: Organize and distribute construction documents to subcontractors, vendors, and suppliers efficiently and on time.
  • Meeting Attendance: Attend pre-bid meetings, scope review meetings, and actively participate in proposal reviews and negotiations.
  • Project Transition: Transition awarded projects to project management and accounting teams by creating comprehensive budgets, conducting handover meetings, and identifying key project requirements.
  • Project Support: Provide continuous estimating support to the Project Management team from project inception to completion.
  • Subcontractor Scope Reviews: Conduct thorough post-bid subcontractor scope reviews and manage project buyout processes.
  • Industry Monitoring: Stay updated on building codes, pricing structures, new materials, and trends in the concrete industry to maintain Z Con's competitive edge.
  • Customer Relations: Build and maintain trusting relationships with existing clients, seeking opportunities to expand the customer base and enhance business relationships.

Requirements:

  • Experience: 3-5 years of experience in commercial concrete construction estimating. Experience with elevated structural concrete projects is preferred.
  • Technical Knowledge: High level of concrete construction knowledge with strong analytical skills.
  • Plan Reading: Ability to read and interpret project plans and specifications accurately.
  • Communication Skills: Excellent verbal and written communication skills are essential for effective client and team interactions.
  • Time Management & Organization: Strong ability to manage multiple projects and tasks with thoroughness and attention to detail.
  • Software Proficiency: Proficiency with Microsoft Office Suite, digital take-off programs, Bluebeam, and on-screen takeoff tools.
