Key Responsibilities
  • Respond to Maintenance Requests: Promptly and professionally respond to maintenance service requests from residents, ensuring their needs are met and their homes are maintained to the highest standards.
  • Provide Excellent Customer Service: Deliver exceptional customer service to prospective and current residents, promoting a positive living experience and fostering a sense of community.
  • Perform Preventive Maintenance: Conduct regular ProCare visits to perform preventive maintenance and repairs across multiple trade categories, reducing future reactive maintenance service requests and ensuring our homes remain in excellent condition.
  • Complete Property Condition Assessments: Conduct thorough property condition assessments at each visit, identifying potential issues and submitting alerts to property management for prompt attention.
  • Review Technician-Specific Reports: Regularly review technician-specific reports and scorecards to identify opportunities for improvement and optimize maintenance processes.
  • Provide Resident Education: Educate residents on important maintenance topics, such as resident maintenance responsibilities, resident bill backs, and no-show charges, promoting a culture of maintenance awareness and responsibility.
  • Perform Repairs on Vacant Properties: Perform repairs on vacant properties while they are on the market or during the turn process, ensuring our homes are presented in excellent condition to potential residents.
  • Utilize Company Resources: Properly utilize and care for company-supplied tools, materials, and vehicles, ensuring efficient and effective maintenance operations.
  • Perform Other Duties as Assigned: Perform other duties as assigned by management, contributing to the overall success of Invitation Homes.
Requirements
  • Education and Experience: High school diploma or equivalent, with a minimum of one year of previous experience in property management maintenance, other building maintenance, or related experience.
  • Skills and Knowledge: Excellent customer service and interpersonal skills, strong organizational and time-management skills, knowledge of federal fair housing laws and applicable local housing provisions, ability to read, write, and understand English, and proficiency in using a personal computer, iPad, or other computer tracking systems.
  • Licenses and Certifications: Current driver's license and automobile insurance, with licenses and/or certifications as required by state law. Preferred certifications include OSHA 10, EPA Certification, Type I and II, HVAC Certification, and CPO certification.
  • Physical and Mental Demands: Ability to stand, walk, and/or sit for extended periods, frequent climbing, reaching, and use of fingers, moderate stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearing, and ability to lift and/or move an excess of 50 pounds or more.
  • Work Environment: Indoor and outdoor field environment, exposure to atmospheric conditions, travel from site to site, work and/or walk on various types of surfaces.
