Job Overview:

In the role of Senior Facilities Maintenance Supervisor, you will be responsible for overseeing and executing routine and repair maintenance tasks within our residential community. This includes, but is not limited to, general maintenance requests, HVAC systems, carpentry, electrical work, plumbing, painting, and appliance installations.

Your role will require effective communication with residents, guests, and team members while ensuring adherence to safety and operational standards.


Key Responsibilities:
  • Manage and delegate maintenance tasks within the community, including resident service requests, inspections, and preventative maintenance.
  • Exhibit safe practices in the use of hand and power tools.
  • Participate in inspections for new and departing residents.
  • Maintain an inventory of essential personal tools required for tasks.
  • Organize and utilize supplies efficiently and cost-effectively.
  • Respond to on-call service requests and emergencies as necessary.
  • Provide leadership and serve as a role model for the maintenance team.
  • Maintain a professional appearance in line with company standards.
  • Communicate community concerns to the Community Manager and Facilities Manager.
  • Complete additional tasks as assigned by management.

The Senior Facilities Maintenance Supervisor must possess the ability to install, repair, and manage the following systems and components in a professional manner:

  • Building systems including heating, cooling, and ventilation.
  • Electrical systems such as fixtures, circuits, and switches.
  • Plumbing systems including toilets and sinks.
  • Appliances such as stoves and refrigerators.
  • Light carpentry and drywall work.
  • Door and window hardware.
  • Flooring and surface coverings.
  • Preparation and cleanup for weather-related events.
  • Inspection and maintenance of common areas.

Qualifications:

Professional Experience:
Minimum of 3 years in a maintenance technician role is required, with multifamily experience preferred.
Intermediate skills in two or more trades such as electrical, carpentry, plumbing, or HVAC are preferred.

Education:
A high school diploma or equivalent is preferred.
Basic mathematical skills are necessary.
EPA Universal Certification and Certified Pool Operator (CPO) Certification are preferred.

Computer Skills:
Intermediate knowledge of computers and the internet is preferred, along with familiarity with resident management software.

Physical Demands:
Physical requirements may include the ability to lift up to 50 pounds.

The team member will frequently be required to sit, stand, walk, talk, hear, and reach using various body parts. Climbing may occasionally be necessary.

Vision requirements include the ability to see close and distant objects, as well as color and depth perception.

Must be able to detect auditory and/or visual alarms and be available for flexible hours, including weekends.
