Job Summary

Key Responsibilities
  • Direct and manage the maintenance and repair of commercial buildings, including HVACR systems, carpentry, plumbing, electrical, painting, water treatment, water and steam boiler systems, and fire control systems and equipment.
  • Coordinate and track preventive maintenance programs, ensuring that all buildings are well-maintained and running efficiently.
  • Supervise and train a variety of trades/crafts, mechanical, custodial, and security personnel, as well as other professional, technical, and clerical staff.
  • Plan, coordinate, assign, and review the work of subordinate staff, ensuring that all tasks are completed on time and to a high standard.
  • Investigate and resolve disciplinary issues, maintaining a positive and respectful work environment.
  • Work independently, prioritizing tasks, coordinating activities, and meeting critical deadlines.
  • Develop, monitor, and interpret budgets and other financial documents, ensuring that all financial resources are used effectively.
  • Plan, manage, and complete complex work assignments, demonstrating strong problem-solving and analytical skills.
  • Develop and maintain cooperative, effective working relationships with others, including colleagues, stakeholders, and the general public.
  • Communicate clearly and concisely, both verbally and in writing, ensuring that all stakeholders are informed and engaged.

Requirements
  • Three years of full-time paid experience supervising staff engaged in the maintenance and repair of commercial buildings, including one or more of the following: HVACR systems, carpentry, plumbing, electrical, painting, water treatment, water and steam boiler systems, or fire control systems and equipment.
  • At least two years of this experience must have included the coordination and tracking of preventive maintenance programs.
  • Or: Three years of full-time, paid supervisory experience over security or custodial service programs for one or more public access buildings or facilities, including program-level responsibilities such as supervision of multiple shifts, assistance with budget or staff forecasting/planning, and/or oversight of the operation, care, and replacement recommendations for equipment used.
  • An Associate's degree, or the equivalent, in Mechanical-Electrical Technology, or other field closely related to the intent of the class, from an accredited college or trade school, may substitute for one year of the required experience.
  • A Bachelor's degree, or higher, in Institutional or Facility Management, or other field closely related to the intent of the class, from an accredited college or university may substitute for up to two years of the required experience.
Working Conditions
  • Occasionally work outside of normal business hours, particularly during emergency situations.
  • Work outside in all types of climatic conditions.
  • Be exposed to operating machinery, electrical hazards, or chemical hazards.
  • Be exposed to rodents or insects.
Probationary Period

The probationary period for this classification is twelve (12) months.
