Job Summary

We are seeking an experienced Facilities Operations Specialist to join our team at the General Conference of Seventh-Day Adventists. The successful candidate will be responsible for maintaining a comfortable and efficient work environment, ensuring the upkeep of our facilities, and providing excellent customer service to our staff and visitors.



Key Responsibilities


  • Assist with the creation and tracking of annual budgets and expenses.
  • Monitor plant electrical usage and PJM rates to determine plant mode.
  • Provide oversight to custodial services, ensuring safety compliance and adherence to regulatory requirements.
  • Coordinate office moves and aid with space planning to optimize the use of space.
  • Provide oversight to grounds contractors, ensuring services are delivered according to agreed standards and specifications.
  • Monitor new work requests and schedule duties as necessary.
  • Promote and engage in teamwork within the department.
  • Serve as a backup for the department IT person.
  • Maintain key tracking systems and working building locks and keys.
  • Assist with maintaining the building HVAC automation system.
  • Meet with vendors to discuss products and estimates within established guidelines.
  • Meet with building personnel to discuss specific needs and parameters of assigned projects.
  • Be available on-call every other week during off-hours.
  • Consult with the supervisor and other Assistants regularly on assigned projects.
  • Maintain current knowledge regarding industry and government safety standards.
  • Approve invoice payments for assigned projects and department expenses.
  • Create and maintain master purchasing lists and contracts.
  • Submit requests for purchase orders through our purchasing system.
  • Must be a member in regular standing of the Seventh-day Adventist Church.
  • Must maintain a regular and reliable work schedule.
  • Perform other duties as assigned.


Qualifications


  • Bachelor's degree preferred in facilities management or a related field.
  • License or certification in electrical and/or HVAC required.
  • LEED accredited professional (AP), sustainability facility professional, certified facility manager, or facility management professional preferred.
  • Three to five years of experience in a related field with background and experience in building engineering, maintenance of equipment, and facilities.
  • Locksmithing skills and/or experience a plus.
  • Must have a valid driver's license and a good driving record.
  • Knowledge, skills, and abilities:

    • Extensive knowledge of principles, policies, and beliefs of the General Conference and the Seventh-day Adventist Church.
    • Demonstrated ability with multiple project management in facilities service environments.
    • Able to work effectively with office software such as Computerized Maintenance Systems, Computer Aided Design (CAD), and Microsoft Excel, Word, and Outlook programs.
    • Able to operate building automation system software.
    • Familiarity with general construction processes.
    • Knowledge and skill in appropriate methods of dealing with human behavior in various circumstances.
    • Advanced command of English language skills, including proficiency in verbal and written forms.
    • Strong interpersonal relationship skills.
