Job Overview

Position: Maintenance Technician

Location: Roving

Reporting To: Area Manager

Work Schedule: Full-time, 40 hours per week, with potential evening and weekend responsibilities. On-call duties are required for emergencies.

The Maintenance Technician is essential in performing routine, preventive, and urgent repairs across various properties.

Key Responsibilities:

General Duties:

  • Act as a representative of the maintenance department.
  • Maintain professionalism in appearance and conduct, ensuring job site cleanliness and safety.
  • Document all work activities, purchases, and incidents promptly and accurately.
  • Collaborate with other maintenance staff to share on-call responsibilities.
  • Complete assigned roving duties as required.

Technical Responsibilities:

  • Conduct scheduled and emergency maintenance tasks, including inspections, carpentry, drywall repairs, painting, electrical troubleshooting, plumbing, and general handyman services.
  • Engage in construction projects and renovations as needed.
  • Ensure all mechanical equipment is maintained in optimal condition.
  • Oversee property grounds and landscaping upkeep.
  • Assist with project punch lists and other special tasks.
  • Utilize personal protective equipment and adhere to safety protocols.
  • Maintain cleanliness in work areas, including maintenance shops.
  • Adapt work hours based on daily requirements and project needs.
  • Perform janitorial duties, ensuring common areas are clean and well-maintained.

Managerial Duties:

  • Coordinate bids for larger projects and oversee subcontractor work.
  • Assess properties for maintenance needs and address issues proactively.
  • Facilitate communication with property managers and assist in budget tracking.
  • Accurately record inspections and maintenance activities.
  • Prioritize tasks to minimize property damage and enhance resident service.
  • Manage supply orders within the maintenance budget.
  • Utilize online systems for time tracking and reporting.
  • Engage in ongoing training and professional development.
  • Maintain regular communication with management.

Qualifications:

  • Minimum of 4 years in building maintenance, including carpentry, electrical, and plumbing skills.
  • Experience working with diverse populations.
  • Strong communication and interpersonal abilities.
  • Access to a vehicle and general maintenance tools.
  • Proficiency in Microsoft Office and Google Suite for reporting purposes.
  • Successful completion of background checks and drug screenings.

Preferred Qualifications: Washington State Labor and Industries 07-B Residential Electrical Maintenance Certification.
