Role Objective

The Commercial Building Maintenance Technician engages regularly with tenants and building occupants, representing Cantor + Partners with professionalism and technical expertise. This role involves performing operational and maintenance tasks across various properties, adhering to established policies and procedures while ensuring compliance with standard operating practices.

Key Responsibilities

  • Execute essential maintenance, repair, and operational tasks to ensure the longevity and reliability of mechanical systems, including:
  • HVAC systems
  • Plumbing systems
  • Electrical systems (as permitted by relevant codes and licensing)
  • General building upkeep, which encompasses:
  • Door repairs and key management
  • Painting tasks
  • Ceiling and drywall maintenance
  • Floor repairs
  • Additional miscellaneous tasks as required

Additional Duties Include:

  • Conduct preventive maintenance as per schedule
  • Perform corrective maintenance as directed by management
  • Address all general maintenance requests promptly
  • Foster positive relationships with tenants, addressing their requests and concerns in a timely and courteous manner
  • Document maintenance and repair activities in line with management guidelines
  • Maintain effective communication and collaboration with third-party contractors and suppliers
  • Respond to after-hours emergency calls as necessary
  • Carry out property-specific responsibilities as assigned
  • Notify management of required parts and materials
  • Fulfill all duties as directed by management
  • Maintain a clean and professional appearance while on duty
  • Inspect, operate, and troubleshoot fire alarm and sprinkler systems
  • Conduct preventive maintenance inspections on emergency lighting, exit signs, and fire extinguishers
  • Monitor and investigate any roof leaks

Qualifications:

Experience:

  • 3-5 years of experience in managing maintenance for commercial or institutional buildings with complex mechanical, electrical, HVAC, and plumbing systems
  • Self-motivated with strong communication skills
  • Availability for after-hours emergency maintenance as required

Physical Requirements:

  • Ability to lift objects weighing up to 100 pounds
  • Frequent standing, walking, and kneeling
  • Occasional climbing and balancing on ladders
  • Capacity to work in a fast-paced environment, managing multiple tasks effectively
  • Ability to work independently while demonstrating leadership and decision-making skills
  • Effective interaction and communication with individuals at all organizational levels, including tenants and subcontractors
  • Possession of a valid state-issued driver's license for travel between properties
  • Must be insurable throughout employment
  • Experience with hand tools and basic PC-based business software, including Microsoft Office for documentation and communication
  • Exemplary customer service skills in addressing tenant inquiries
  • Demonstrated follow-through on management directives
  • Strong teamwork abilities in collaboration with colleagues

Education:

  • High School diploma or equivalent is required; completion of a building trade program at a recognized technical school is preferred

Physical Demands:

  • Regular standing and walking
  • Frequent operation of maintenance equipment and tools
  • Regular bending and stretching to access equipment and perform repairs
  • Frequent lifting and carrying of objects weighing up to 50 pounds
