About the Role

We are seeking a highly skilled Title Examiner to join our team at Ardán, Inc., A Community of Companies. As a Title Examiner, you will play a critical role in ensuring the accuracy and integrity of title opinions.

Key Responsibilities
  • Examine title orders to determine the conditions of the title and insurability, considering documents such as deeds, deeds of trust, mechanics liens, tax liens, judgments, assessments, probates, and other matters of record.
  • Research and analyze title plant software to evaluate pertinent record documents for determination of ownership, legal descriptions, and any conjunction to title.
  • Explain chain of title, exceptions, and requirements to customers and managers.
  • Recognize title defects and formulate curative solutions.
  • Assess risks and liabilities that may jeopardize the company and bring these matters to the attention of the local title manager, state title manager, or underwriter, as appropriate.
  • Maintain proper production levels and delivery standards on a daily basis.
  • Work closely with customers and escrow staff to meet time requirements for options and assist with answering questions.
  • Prepare accurate and comprehensive title commitments in accordance with company examining and policy procedures.
Requirements
  • Familiarity with title searching software, such as Titlesearcher.com, USTitleSearch.com, etc.
  • Minimum of 5 years' experience examining in the states of Alabama and Tennessee.
  • Knowledge of underwriting policies and guidelines.
  • Knowledge of real estate law and title and escrow curative procedures.
  • Effective communication skills, both verbal and written.
  • Organizational skills and ability to work within established time frames.
  • Ability to work in a fast-paced environment while maintaining control.
  • Excellent problem-solving and critical thinking skills.
  • Prior experience searching and examining metes and bounds properties and the ability to draw out a legal, either by hand or using a software such as deed plotter.
  • Must have prior experience writing up and producing completed title commitments.
