WinnCompanies is seeking a Regulatory Compliance Coordinator to become a vital part of our corporate team.

In this position, you will assist the Development and Operations teams in the integration of new properties, manage lease-up responsibilities, and ensure that the expectations of owners and investors are consistently met or surpassed.

Key Responsibilities:

  • Provide expert guidance and engage in software configuration during the onboarding of new properties under management, including both lease-ups and occupied units, as well as refinanced properties, through thorough analysis and interpretation of regulatory documents.
  • Lead the creation and execution of compliance-related leasing strategies, materials, policies, plans, and procedures tailored to the property, ensuring a smooth transition for new or refinanced properties.
  • Participate in all Winn-Start Calls, offering compliance-related insights as necessary, and guarantee that all property setup deadlines are adhered to.
  • Monitor lease-up activities and track progress towards established objectives from initial certification through stabilization.
  • Act as a liaison and consult with various departments, agencies, investors, third-party compliance vendors, and clients through meetings, conference calls, and helpdesk ticket resolution to effectively address compliance-related inquiries or concerns.
  • Travel every other month as required.

Qualifications:

  • Bachelor's degree.
  • 3-5 years of experience in affordable housing management or compliance oversight of LIHTC, Project-Based Section 8, HOME, and other soft subsidy funded programs.
  • Proficiency in computer systems, particularly Microsoft Office Suite.
  • Exceptional verbal and written communication skills.
  • Outstanding customer service abilities.
  • COS (Certified Occupancy Specialist) certification or equivalent.
  • SCHM (Specialist in Housing Credit Management) certification or equivalent.
  • Familiarity with RealPage/OneSite property management software.
  • Ability to travel once per quarter.
  • Capability to work cross-functionally and manage multiple assignments and tasks.

Preferred Qualifications:

  • 3-5 years of direct HUD experience.

Compensation: $95,000 - $100,000 annually
