Job Summary

This position is responsible for coordinating between schools, departments, and the Maintenance Department to ensure the school plans for housing students and personnel are conducive to the system's goals for learning, e.g., safety, comfort, aesthetics, and available space within the guidelines as established by the state, county, and other agencies.

Key Responsibilities
  1. Recruit and recommend assignments for competent personnel.
  2. Inspect all school and office buildings periodically.
  3. Be willing to respond to emergencies in off-hours, as necessary.
  4. Assumes responsibility for the comprehensive overall planning and scheduling of the maintenance requirements of the school system.
  5. Ensure that standards consistent with all applicable laws are maintained.
  6. Conducts comprehensive and detailed cost analysis programs of departmental expenditures as a basis for annual forecasting of budget requirements.
  7. Recommends all maintenance employees for initial employment and advancement within the department.
  8. Maintain a current knowledge base of all Federal, State, EPA, and OSHA regulations.
  9. Conducts adequate training and staff development programs for maintenance employees.
  10. Write detailed specifications for supplies, materials, equipment, and local contract work.
  11. Establishes a regular scheduled preventative maintenance program cooperatively with building principals and/or department heads.
  12. Inspects all buildings on a regularly scheduled basis to verify the maintenance of acceptable standards of workmanship.
  13. Maintains records as needed and required.
  14. Coordinates the purchase of materials and equipment for maintenance.
  15. Develop an emergency preparedness plan for equipment breakdowns, power failures, etc.
  16. Maintains accurate inventory control for all maintenance department supplies and equipment.
  17. Maintains daily operational control of the computerized energy management system.
  18. Maintains and pays bills for all utilities.
  19. Organizes and supervises the Department of Architectural Services (drafters, office staff, and construction inspectors).
  20. Designs and supervises construction of renovations to existing facilities of the Board of Education.
  21. Is familiar with elementary, middle, and high school design criteria as set forth from time to time by state and local educational agencies.
  22. Confers with consulting architects and engineers during the design and construction of new facilities.
  23. Advises the Board of Education on site selection for proposed future facilities.
  24. Review plans and specifications prepared by consulting architects and engineers to ensure compliance with state and local requirements.
  25. Make periodic inspections of all construction sites.
  26. Coordinates the Five-Year Facility Plan.
  27. Prepares and provides drawings for construction seals.
  28. Ensures conformity with all appropriate Georgia and Federal Law, State Board of Education, and Richmond County Board of Education Policies, Rules, and Regulations.
  29. The employee shall carry out such other and further duties, whether specifically listed above or not, as are assigned, or required by such employee's supervisor, other appropriate school personnel, law board policy administrative regulation, department handbook, as are reasonably necessary to the efficient operation of the school system and its mission.
Requirements

Physical, mental, and emotional stamina to perform the duties and responsibilities of the position. Occasional or frequent standing, walking, sitting, and reaching for extended periods of time. Ability to work in a standard office environment. Ability to sit at a desk, conference table, or in meeting rooms of various configurations for extended periods of time.

Special Requirements

Occasional overtime and night work are required. Attendance at evening School Board meetings, presentations, ceremonies, and school programs is required. Respond to emergency calls at any time. Requires traveling to various sites on a frequent and unscheduled basis.
