- Execute repairs and troubleshoot mechanical systems to ensure optimal functionality.
- Restore vacated units to a move-in ready condition for incoming residents.
- Conduct inspections related to maintenance, including assessments of building and alarm systems.
- Manage snow, ice, and debris removal from pathways and parking areas.
- Fulfill janitorial duties as per the established cleaning schedule.
- Respond to emergency maintenance calls during weekends, evenings, and holidays, resolving issues as necessary.
- Perform daily property patrols to identify cleaning needs and address them promptly, including trash removal and upkeep of common areas.

Qualifications:

- High school diploma or GED is required.
- A minimum of two years of experience in maintenance or construction is essential.
- Preference for candidates with one year of experience as a full-charge residential maintenance technician.
- Introductory supervisory experience and a strong motivation to excel are preferred.
- Familiarity with OSHA regulations is advantageous.
- EPA and HVAC certifications are preferred.
- Flexibility to work on-call for emergencies during weekends, evenings, and holidays is necessary.
- Proficiency in reading, speaking, and understanding the English language is required.
- Strong skills in plumbing, electrical, and machinery repairs are essential.
- Ability to follow instructions and work independently is crucial.
- Advanced troubleshooting and problem-solving capabilities are necessary.
- Capacity to thrive in a fast-paced, action-oriented environment.

Additional Requirements:

- Must possess hand tools.
- ANSI-approved steel-toe or composite shoes are required.
- A valid Driver's License and reliable transportation are mandatory.
- Willingness to assist with other properties as needed and travel up to 10-20% of the time.
