Position Overview
The Pro CRE Loan Specialist II role is a specialized position focused on the evaluation and comprehension of Real Estate Loan approvals and requests. This position entails conducting comprehensive and impartial analyses of construction documentation and funding prerequisites outlined in the real estate loan documents, as well as all necessary supporting documentation for closing. The specialist ensures that the loan documents reflect the conditions stipulated in the approval.

The closing process may involve an objective review of construction documentation and a solid understanding of the construction and draw processes. This role is expected to oversee the real estate loan closing, construction monitoring, and review process, which includes funding requests, invoices, AIA requests from the General Contractor, and completion requirements as dictated by the loan documents and other supporting materials. The specialist guarantees that collateral remains perfected, legal documentation aligns with credit approval, and all risk controls are adhered to in order to facilitate closing and funding of the construction as required.

Key Responsibilities
  • Examine Commercial Real Estate Loan Approvals for all deal terms and requirements, ensuring consistency with term sheets, commitment letters (if applicable), and Loan Closing Documents.
  • Confirm that standard Loan Closing Documents are complete and accurate in accordance with established policies and procedures.
  • Collaborate with bank counsel and the Line of Business to review the Loan Closing Checklist and the documents received.
  • Request and assess bids from third-party Construction Consultants when necessary, and review and approve any upfront and monthly reports provided by the Consultant.
  • Review and validate all required construction documents, provide feedback, and forward to third-party consultants as required by policy and procedures.
  • Engage with Lenders, Borrowers, Attorneys, Title Companies, General Contractors, Consultants, and Agents to ensure proper documentation is obtained for Loan Closings and Draw Requests.
  • Verify Payment Instructions provided by Title Company, Agent, and Borrower.
  • Maintain and update project budgets as approved at closing, track changes, and ensure sufficient funds are available to complete the project.
  • Approve loan budget changes within established limits or refer loans to RM or SCO for further approval as outlined by policy.
  • Review and authorize Draw Requests and supporting documents submitted by Borrowers.
  • Provide documentation to Loan Operations for disbursing loan funds within the established Service Level Agreement (SLA).
  • Manage the disbursement and payment processes to and from bank participants, junior lenders, and agents.
  • Offer primary support and collaboration to Relationship Managers (RM) and Portfolio Managers (PM) to ensure construction quality while implementing risk control measures for the Bank.
  • Work closely with senior management, RMs, PMs, Credit Risk, Compliance, and Internal Audit partners to ensure credit compliance with Bank and Regulatory policies.
  • Provide setup sheets to Loan Operations for booking, maintaining, and updating the loan tracking system with Borrower and Loan information.
  • Ensure adherence to approved Policies and Procedures.
  • Manage loan exceptions.
  • Monitor requirements as outlined by executed leases and permanent lenders.
  • Maintain a working knowledge of regulations concerning Flood Insurance, General Insurance, Title Issues, Mechanics Lien Law, Surveys, and Bank Loan Documentation.
  • Perform all other duties as assigned.
Qualifications
  • Bachelor's degree and a minimum of 6-8 years of experience as a Pro CRE Loan Specialist or an equivalent combination of education and experience in banking, construction, and/or commercial real estate.
  • Proficiency in MS Office Suite.
