Job Summary

We are seeking a highly skilled Maintenance Superintendent to join our team at a 200-unit residential property in Salisbury, MD. The successful candidate will be responsible for overseeing all aspects of property maintenance, including common area and apartment repairs, inspections, and preventive maintenance.

Key Responsibilities

  • Facilities Management
    • Efficiently complete all daily work orders, ensuring timely resolution of maintenance issues
    • Communicate effectively with the management office to ensure seamless coordination of repairs and maintenance
  • Troubleshooting and Repair
    • Troubleshoot and repair issues involving electrical, plumbing, appliances, and carpentry
    • Work with the office team to ensure all turn-over repairs and services are completed on schedule
  • Record Keeping and Compliance
    • Maintain accurate records for preventative maintenance, building mechanicals, service requests, and apartment turn-over status
    • Stay current on all applicable building codes and safety standards
  • Customer Service
    • Provide exceptional customer service to residents, responding promptly to their needs and concerns
    • Ensure a high level of customer satisfaction through effective communication and problem-solving
  • Additional Responsibilities
    • Respond to after-hours on-call emergencies
    • Assist in the proper clearing of snow during a snow event
    • Perform other duties as assigned by management

Requirements

  • Education and Experience
    • Minimum high school education or equivalent
    • Experience in multifamily maintenance and public contact preferred
  • Skills and Qualifications
    • Basic knowledge of plumbing, electrical, carpentry, appliance maintenance, and boilers
    • Excellent customer service and communication skills
    • Ability to work independently and as part of a team
    • Valid driver's license and current vehicle insurance
    • Required use of a personal automobile for local job-related travel and pick-up, or ability to drive pickup truck and/or van
