POSITION SUMMARY:
The Senior Project Superintendent will oversee the planning, development, and management of construction schedules in collaboration with the project manager. This role requires maintaining budgets and supervising site activities. The ideal candidate will coordinate with subcontractors and vendors, manage subcontractor agreements, and supervise construction projects from initial design through to completion.
The projects primarily focus on commercial spaces, including restaurants, retail establishments, office buildings, and hospitality venues, utilizing a build-out and tenant improvement construction approach.
KEY RESPONSIBILITIES:
- Maintain effective communication with clients, subcontractors, and team members.
- Exhibit exceptional organizational skills with a meticulous attention to detail.
- Oversee daily operations of subcontractors.
- Supervise craft personnel, including assigning tasks, assessing productivity, and providing feedback to management.
- Ensure adherence to the Reverse Phase Schedule to maintain quality and value.
- Review shop drawings, manage material procurement, coordinate deliveries, and ensure site accessibility while inspecting overall work quality and maintaining a safe work environment.
- Demonstrate proactive thinking and high organizational standards.
- Familiarity with Sage 100 Construction Software is highly desirable.
- Exhibit a strong work ethic and a positive professional demeanor.
- Deliver exceptional customer service with a focus on clear communication.
- Maintain thorough documentation standards, ensuring reports and receipts are submitted to the office daily.
- Prepare and negotiate subcontractor agreements while managing budgets through company-assigned technology.
- Select appropriate construction methods and strategies to ensure projects are completed on time and within budget in collaboration with the design team.
- Provide progress reports, weekly updates, and budgetary information to Project Managers and the Director of Construction.
- Assist in the evaluation and hiring of subcontractors.
- Comply with legal requirements, building codes, and safety regulations.
- Facilitate prompt resolution of issues and conflicts as they arise.
EDUCATION:
- High School Diploma is acceptable.
- A Bachelor's degree in Construction Management is preferred.
- Proficiency in basic computer skills and smartphone usage is required.
- Familiarity with Microsoft Word and Excel.
- Experience with Sage Construction Management Software is preferred.
QUALIFICATIONS:
- A minimum of five (5) years of experience in a commercial construction management role.
- Ability to manage multiple projects and job sites simultaneously while collaborating with inspectors, subcontractors, architects, interior designers, engineers, city officials, and clients.
- Proactive management of project schedules and budgets while interfacing with various stakeholders.
- Experience in negotiating with subcontractors to achieve reasonable budgetary costs.
- Strong organizational skills with the ability to prioritize and follow up on multiple tasks.
- Excellent written and verbal communication skills that foster a positive atmosphere for effective interaction with clients, colleagues, subcontractors, vendors, and inspectors.
- Ability to lead, support, and motivate a team of subcontractors effectively.
- Capable of providing clear explanations and directions regarding construction processes to employees and subcontractors.
- Strong interpersonal skills to build relationships with all parties involved in the construction process, including the internal design team.
- Proven time management skills and a focus on meeting deadlines.
- Ability to plan projects effectively, anticipate potential scheduling conflicts, and implement budget-friendly solutions.
- Ability to read and interpret technical construction documents, including blueprints, finish schedules, submittals, and equipment specifications.
- This is a management position and does not require hands-on knowledge of tools.
