Senior Estimator Opportunity in High-End Residential Construction

We are seeking a highly experienced Senior Estimator to join our team and contribute to the success of ultra-luxury high-rise residential projects. As a Senior Estimator, you will play a critical role in the pre-construction and planning phases for large-scale developments.

Key Responsibilities:

  • Lead the preparation of detailed cost estimates for high-end residential projects, focusing on structure, finishes, and luxury materials.
  • Collaborate with project executives, architects, and contractors to evaluate construction drawings, specifications, and design intent.
  • Analyze subcontractor bids and vendor pricing to ensure the most competitive and accurate estimates.
  • Prepare value engineering options and solutions to optimize project budgets without compromising quality or design.
  • Oversee the bidding process, including soliciting and analyzing proposals from subcontractors and suppliers.
  • Provide thorough cost analysis, including quantity take-offs, cost breakdowns, and contingency recommendations.
  • Ensure estimates are aligned with client requirements for high-end, ultra-luxury standards.
  • Assist in negotiating pricing with subcontractors and suppliers, ensuring best-in-class pricing for luxury projects.
  • Participate in pre-construction meetings, providing input on schedules, budgets, and constructability.
  • Maintain a database of historical costs and pricing trends to improve accuracy in future estimates.

Requirements:

  • 7+ years of experience as an Estimator, preferably with a focus on high-rise residential and/or luxury developments.
  • Deep understanding of the high-end residential market, materials, and construction techniques.
  • Strong background in cost estimating for large-scale projects, with a proven ability to prepare detailed and accurate estimates for high-rise structures.
  • Proficient in construction estimating software (e.g., Procore, Bluebeam, Sage Estimating, etc.).
  • Excellent negotiation skills with a strong network of subcontractors and suppliers.
  • Ability to work in a fast-paced, high-pressure environment while maintaining attention to detail and deadlines.
  • Strong analytical skills and ability to interpret architectural and engineering drawings.
  • Bachelor's degree in Construction Management, Engineering, or a related field is preferred.
  • Experience with Tier 1 or ultra-luxury construction is a significant advantage.
