Position Responsibilities

  • Forty2 is a specialized property management firm seeking only the most skilled professionals with a proven track record of delivering outstanding service, effectively negotiating terms, prioritizing tasks, and demonstrating a strong sense of fiduciary duty.
  • The Senior Maintenance Supervisor will report directly to the Property Manager and will focus on enhancing Net Operating Income while upholding the standards set by Forty2. This will be achieved through strategic oversight and management of all on-site maintenance operations. This experienced leader will execute and supervise all maintenance staff in the repair and upkeep of HVAC systems, electrical systems, mechanical systems, plumbing, landscaping, structural components, vehicles, and equipment to meet Forty2's service standards.
  • Additional duties encompass maintaining impeccable community aesthetics, implementing preventative maintenance strategies, conducting routine inspections, and engaging in proactive risk management.

Position Requirements

  • 5-7 years of experience in property management or a comparable combination of education and practical training.
  • HVAC Certification with 2 - 4 years of hands-on experience in HVAC system repairs.
  • 2 - 4 years of experience in mechanical, electrical, and plumbing systems.
  • Experience in grounds management and quality assurance in multifamily or commercial settings.
  • CPO Certification is required.
  • Strong verbal and written communication skills.
  • Willingness to travel occasionally and take guidance from established leadership.
  • Demonstrated leadership capabilities.
  • Proven ability in customer engagement and relationship development.
  • Familiarity with basic computer operations, including MS Outlook, MS Excel, MS Word, and on-site service ticket management systems.
  • Professional appearance and attire are mandatory.
  • Knowledge of OneSite and experience with 'lease up' processes are preferred.
