Job Overview

Position Summary:
We are seeking a dedicated professional to oversee, manage, and coordinate construction projects, ensuring they are executed efficiently and effectively. This role involves collaborating closely with the field Superintendent to develop a comprehensive project schedule and provide necessary updates to maintain the flow of activities on-site.

Key Responsibilities:

  • Develop a detailed project timeline, budgeting time and resources to meet commitments.
  • Collaborate with the Superintendent to establish project setup, including site layout, temporary utilities, and safety measures.
  • Foster positive relationships with all stakeholders, including clients, subcontractors, and regulatory authorities.
  • Provide leadership to on-site teams, ensuring a collaborative and productive work environment.
  • Ensure all necessary permits are secured prior to project commencement and throughout the construction process.
  • Participate in weekly meetings with subcontractors and clients to discuss upcoming activities and safety protocols.
  • Conduct regular site inspections to assess progress and quality, providing support to the Superintendent as needed.
  • Step in for the Superintendent during absences, maintaining project continuity.
  • Clarify plans and contract terms to project staff and engineers.
  • Manage change orders for subcontractors and primary contracts as necessary.
  • Monitor daily project progress, suggesting adjustments to keep the project on schedule.
  • Review monthly payment requests with the Superintendent, ensuring alignment with actual work completed.
  • Address any discrepancies between contractors and the Superintendent, escalating serious issues to senior management.
  • Ensure all final inspections by regulatory authorities are completed at project closeout.
  • Coordinate utility services with clients to facilitate timely final inspections.
  • Assist in obtaining warranty information from subcontractors to provide clients with complete warranty packages.
  • Oversee warranty activities throughout the warranty period post-project completion.

Qualifications:

  • A degree in construction management, engineering, or architecture, or a minimum of five years of relevant experience.
  • LEED certification is preferred.
  • In-depth knowledge of construction scheduling and management processes.
  • Expertise in building materials, plan interpretation, and construction regulations.
  • Strong conflict resolution and crisis management skills.
  • Extensive experience in management practices and project oversight.
  • Familiarity with construction project management software.
  • Proven leadership and team management abilities.

Reporting Structure:
This position reports directly to the Vice President of Construction.
