Key Responsibilities
Work Orders
- Execute tasks outlined in work orders.
- Assist residents with internal relocations and transporting items from vehicles to apartments.
- Move small equipment or tools between departments as needed.
- Set up and dismantle for events and special occasions.
- Conduct minor refurbishing projects.
- Complete work orders requiring advanced skills in plumbing, electrical, carpentry, etc.
Preventive Maintenance
- Oversee building maintenance, including minor painting, plumbing, electrical wiring, and other maintenance tasks.
- Maintain equipment such as chillers, pumps, emergency generators, medical gas systems, and diesel tanks.
- Alert the Environmental Services Manager/Maintenance Supervisor about the need for significant repairs or upgrades to lighting and ventilation systems.
- Conduct monthly inspections at designated locations and prepare corresponding reports.
- Replace air conditioner filters and light bulbs as necessary.
- Transport waste to disposal areas.
Emergency Response
- Act as the primary responder to radio calls and emergencies.
- Deliver messages, mail, parcels, and medications as required.
- Perform routine checks on boilers, chillers, and pumps.
- Secure offices after hours.
- Place door tags on resident apartments nightly.
- Escort staff to their vehicles after dark when necessary.
- Relieve Security Officers and Receptionists during breaks.
Training and Safety
- Assist the Environmental Services Manager/Supervisor/Maintenance Lead in training Maintenance Team members.
- Support the annual competency and skills assessment for the team.
- Participate in emergency drills and ensure compliance with safety regulations.
Qualifications
To excel in this role, candidates must meet the following criteria:
- Education: Associate's degree (A.A.) or equivalent from a two-year college or technical school; or six months to one year of related experience and/or training; or a combination of education and experience.
- Licenses: Valid driver's license as required for job duties.
- Computer Skills: Proficient in using computers and capable of learning the online maintenance work order system.

While performing the duties of this job, employees are regularly required to sit, talk, or hear. They frequently stand, walk, and use hands to handle or feel objects. Employees must be able to lift and/or move up to 10 pounds regularly. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
Work Environment
Employees may be exposed to various conditions while performing essential functions, including:
- Air-conditioned office settings
