Position Overview
The Project Manager is responsible for overseeing all aspects of a construction program, which includes the development, coordination, and execution of project schedules to ensure timely completion, adherence to budget, and achievement of quality standards. This role serves as a pivotal leader within the construction program, facilitating communication between team members and clients on all relevant matters. The scope of projects managed will vary based on contract type and complexity, typically ranging from $2,000 to $500,000 each or totaling approximately $1,500,000 annually.
Key Qualifications:
- Minimum of 4 years' experience in the construction field with a commercial or industrial general contractor.
- Proven track record in managing and coordinating multiple projects, subcontractors, and vendors concurrently.
- Experience in civil/site work, site utilities, and structural projects is advantageous.
- Skilled in producing detailed fixed-price estimates and proficient in utilizing RS Means or similar unit price books for line-item estimates.
- Strong negotiation skills.
- Effective resource management, including operations support staff, vendors, and subcontractors.
- Demonstrated ability to adapt to a fast-paced work environment and maintain integrity aligned with Bilfinger's core values.
- Ability to collaborate effectively in a diverse team environment.
- Excellent verbal and written communication skills, with a focus on clear and professional information presentation.
- Proficient in various technology and design systems, including Microsoft Office, ProCore, Adobe, and BlueBeam.
- Experience in mentoring and training junior operations team members.
- A degree in Construction Management, Engineering, or a related field is preferred but not mandatory.
- Experience in managing healthcare construction projects is highly desirable.
- Project Management: Develops and manages budgets; communicates effectively with all stakeholders, including subcontractors and clients; ensures project execution aligns with contract specifications; develops and reviews Statements of Work (SOW) through site assessments and client discussions to clarify project requirements; negotiates with clients and subcontractors as needed; oversees project closeout, ensuring all necessary documentation is obtained and assists in final inspections and As-Built drawings.
- Estimating: Prepares estimates based on technical specifications, SOW, and drawings; conducts quantity take-offs for each job order; inputs line items into Unit Price Book software using RS Means or other estimating tools; develops pricing for non-scheduled line items.
- Subcontractor Management: Solicits proposals from multiple vendors and/or subcontractors, ensuring compliance with SOW; evaluates proposals for adherence to requirements; negotiates subcontractor agreements; coordinates subcontractor buyout processes and site visits.
- Scheduling: Develops and maintains project schedules in collaboration with superintendents for use by clients and subcontractors.
- Business Development: Engages with new and existing clients to assess needs and explore potential framework agreements, aiming to propose solutions, enhance customer service, and drive business growth.
- Safety: Ensures compliance with Bilfinger's Health, Safety, Environment, and Quality (HSEQ) guidelines and all local regulations.
- Responsible for traveling between project sites, which may be located at considerable distances from the office.
- Occasional travel may be necessary.
- Job duties will be performed in an office setting and at construction sites, which may involve various weather conditions.
- Physical Demands: The role requires the ability to navigate uneven terrain, regularly sit, stand, walk, and communicate effectively; frequent use of hands for handling tasks; occasional climbing, balancing, and lifting of weights up to 25 pounds; and specific vision capabilities.
