Maintenance Supervisor

Job Summary

This position oversees skilled tasks in the repair of complex housing systems and appliances. Work may occur in various areas, including plumbing, electrical, heating, carpentry, or other housing-related fields.

Key Responsibilities

• Provide leadership and management for the Maintenance Department employees

• Complete tasks listed or indicated on assigned work orders

• Secure materials and supplies required to complete assigned work orders according to policy and procedure

• Accurately complete paperwork and/or reports to close-out work orders and document summaries of work

• Maintain vehicles and equipment as required

• Assist Property Managers as needed

• Plan and schedule on-call rotations

• Oversee all maintenance activities

• Complete work orders as required

• Prepare maintenance action plans

• Implement preventive maintenance schedules

• Assist in planning unit improvements and additions

• Assist fire and police personnel when called to units during and after work hours

• Coordinate with City departments, including water/sewer, sanitation, streets, and lights

• Coordinate with gas and other utility companies

• Develop and implement safety programs to ensure OSHA compliance and employee/customer safety

• Develop and maintain security programs to ensure organizational security

• Act as a Safety Liaison

Requirements

• High school graduate or equivalent, supplemented by 2 years of vocational training in maintenance or related trade fields

• Minimum 10 years of work experience in general housing maintenance procedures

• Sound knowledge of methods, tools, and materials used in housing maintenance

• Good knowledge of occupational hazards and safety precautions

• Ability to follow oral and written instructions

• Ability to estimate time and materials required for tasks

• Valid NC driver's license

Physical Demands

• Ability to sit, stand, and move for moderate periods

• Ability to lift up to 35lbs periodically

• Ability to work on-call after hours and weekends
