Meritage Homes Corporation is seeking a Real Estate Acquisition Specialist to join our team, focusing on the following areas:
Conduct comprehensive market analysis and assess the division's existing land assets to pinpoint opportunities and strategic locations for future land procurement.
Manage potential new initiatives for the division, which includes identifying suitable parcels, negotiating with property owners, performing due diligence, and preparing necessary documentation for corporate approval.
Oversee the evaluation and preparation of market data and competitive pricing assessments, while analyzing the overall technical and financial viability of prospective projects.
Examine survey and title issues along with other relevant reports to assess potential acquisition liabilities.
Support presentations to municipal decision-making bodies and other governmental entities as required.
Stay informed about market trends, activities, and opportunities, and generate potential land acquisition leads through networking with industry contacts, brokers, title companies, developers, and landowners.
Build and nurture relationships with landowners, brokers, title companies, lenders, municipalities, other builders, and lot developers.
Negotiate and draft amendments to existing land agreements as necessary.
Qualifications:
A minimum of three years of experience in real estate acquisition and negotiation, ideally within the homebuilding sector.
Experience in land acquisition, preferably in homebuilding, with some experience working alongside municipalities.
Familiarity with GIS mapping tools and Google Earth.
At least two years of experience collaborating with municipalities, homeowners, contractors, attorneys, and engineers.
Solid understanding of zoning regulations, land use practices, development standards, and utility solutions.
Proficient in Microsoft Office applications, particularly Excel, with the ability to read and interpret lot and plat plans.
Capable of creating and implementing work plans, preparing written materials, and articulating goals and action plans.
