GENERAL OVERVIEW

The Senior HVAC Technician performs high-level heating, ventilation, and air conditioning (HVAC) tasks. Responsibilities include the operation, upkeep, and repair of mechanical and electrical control systems and components associated with HVAC equipment, such as steam and hot water boilers, as well as cooling towers in medium to large facilities. The role requires the ability to learn and implement emerging technologies in microprocessor control systems as they are integrated into various facilities. This position also involves mentoring and directing the efforts of other HVAC technicians and contractors, fostering a collaborative work environment to achieve significant maintenance or repair objectives. The technician operates with limited oversight, exercising considerable initiative and independent judgment.

KEY RESPONSIBILITIES:

  1. Overhaul, remove, replace, and repair HVAC equipment, including pumps, air compressors, and boilers, ensuring optimal operational efficiency.
  2. Conduct repairs on steam and hot water boilers, monitoring and maintaining appropriate steam pressure and water levels, and responding to gauge readings and operational anomalies.
  3. Install and replace electrical control wiring and high-voltage connections, including damper motors and thermostats.
  4. Utilize direct-digital-control (DDC) software for monitoring and adjusting HVAC systems for precise climate control.
  5. Perform routine preventive maintenance tasks, such as cleaning coils, changing filters, and greasing bearings.
  6. Test refrigeration systems for leaks, making necessary adjustments and replenishing refrigerants as required.
  7. Maintain accurate records and prepare reports related to work orders, repairs, and compliance with environmental regulations.
  8. Assist in the development of specifications for HVAC equipment procurement and support the purchasing process in accordance with departmental guidelines.
  9. Engage in ongoing training to stay informed about new technologies and controls in the HVAC field.
  10. Travel to various facilities as needed, working outside of standard hours to address urgent maintenance issues.
  11. Inspect the work of others to ensure adherence to quality standards.
  12. Regularly attend work and adhere to agency attendance policies.
  13. Perform additional duties as assigned.

QUALIFICATIONS:

Education: High school diploma or equivalent; a degree in HVAC is preferred.

Experience: A minimum of five years of progressively responsible experience in operating, servicing, and repairing HVAC and boiler systems in commercial or residential settings.

Licensure/Certification: ACR Contractor license through the Texas Department of Licensing and Regulation (TDLR) or an equivalent degree in HVAC/R. EPA 608 Type 3 or Universal certification is required within six months of employment.

Skills: Proficiency in using diagnostic tools, understanding HVAC codes, and operating computer systems for troubleshooting and energy management.

Interpersonal Skills: Ability to communicate effectively and maintain professional relationships with internal and external stakeholders.

Physical Requirements: Ability to work in various environments, including confined spaces, and lift weights up to 100 pounds.
