We are seeking a highly skilled HVAC Specialist II to join our team at WinnCompanies. As a key member of our maintenance team, you will be responsible for performing maintenance functions in our residential communities, including rental units, office buildings, and grounds.

Key Responsibilities
  • Identify, diagnose, and repair HVAC systems and parts to ensure optimal performance and efficiency.
  • Diagnose and troubleshoot HVAC issues, including no heat or no air, air flow, temperature variations, and zones.
  • Rebuild duct work to ensure proper airflow and system performance.
  • Understand pressures and system capabilities, including freon, to make informed repairs and replacements.
  • Replace commonly-used parts in HVAC systems to minimize downtime and ensure resident comfort.
  • Complete replacement of full HVAC systems to ensure optimal performance and efficiency.
  • Respond to service calls to complete Service/COM work and property management requirements.
  • Complete repairs as directed by immediate supervisor or other organization management representatives.
  • Transport, install, and connect appliances to ensure resident comfort and convenience.
  • Transport equipment, furnishings, and appliances to job sites to ensure efficient completion of tasks.
  • Load and unload trucks to ensure safe and efficient transportation of equipment and materials.
  • Respond to and complete on-call after hours emergency and urgent repairs to ensure resident comfort and safety.
  • Operate power tools and power equipment to ensure efficient completion of tasks.
  • Update work order status to ensure accurate tracking and reporting of maintenance activities.
  • Keep supervisor informed of activities, results, and potential problems to ensure effective communication and issue resolution.
  • Work cooperatively and professionally with customers, staff, contractors, monitors, and the public to ensure excellent customer service.
Requirements
  • High school diploma or GED equivalent to ensure basic education and training.
  • 3-5 years of HVAC experience to ensure relevant skills and knowledge.
  • Current driver's license in good standing to ensure safe and efficient transportation of equipment and materials.
  • HVAC license to ensure compliance with industry regulations and standards.
  • Direct experience with residential split systems, gas and electric furnaces, and heat pump systems to ensure relevant skills and knowledge.
  • Ability to wire schematics and make accurate entire system diagnoses to ensure efficient and effective repairs.
  • Mechanical refrigeration knowledge to ensure safe and efficient handling of refrigerants.
  • Proficiency at carpentry, electrical, plumbing, flooring, or appliances to ensure versatility and adaptability in maintenance tasks.
  • Ability to provide basic tools and equipment to ensure efficient completion of tasks.
  • Basic familiarity with computers and web-based applications to ensure effective communication and reporting.
  • Excellent customer service skills to ensure excellent customer service and satisfaction.
  • Ability to read and write in English to ensure effective communication and understanding of instructions.
  • Ability to plan, organize, and prioritize work to ensure efficient and effective completion of tasks.
  • Availability for on-call activity to ensure prompt response to emergency and urgent repairs.
Preferred Qualifications
  • Vocational or technical training to ensure advanced skills and knowledge.
  • Geothermal HVAC experience to ensure relevant skills and knowledge.
  • EPA certification to ensure compliance with industry regulations and standards.
