Job Summary
We are seeking an experienced Construction Management Director to lead a new-build manufacturing facility project in Phoenix, AZ. The successful candidate will be responsible for promoting and following Health, Safety, and Environment (HSE) policies and regulations, enhancing site safety culture and initiatives, and demonstrating operational excellence in HSE, client excellence, and team performance.
Key Responsibilities
- Project Leadership: Serve as the key point of contact and primary client relationship executive at a leadership level, building and maintaining long-term relationships with clients and key consultants, suppliers, and other 3rd parties working on the project.
- Preconstruction Discussions: Participate in preconstruction discussions with clients at a leadership level.
- Contractual Obligations: Lead internal team and collaborate with external partners to develop contractual obligations, such as estimates, schedules, staffing plans, and business plans.
- Project Master Schedule: Oversee and assess all components of the Project Master Schedule throughout the lifecycle of the project to ensure contractual obligations are met and to hold team members accountable to all expectations.
- Integration and Collaboration: Oversee the integration of all projects multi-disciplined (Owner's, A/E, Contractors, Procurement & Supply chain) within the master schedule.
- Work Plan Development: Develop the work plan that forms the project plan.
- Risk Management: Serve as escalation point for all project, financial, business development, contractual, and client relationship risks for the work program relative to contractual obligations.
- Issue Resolution: Provide suggestions to solve escalated project, staffing, financial, schedule, contractual, subcontractor, and client relationship issues throughout the project lifecycle.
- Negotiation and Communication: Negotiate issue resolution, including change orders, contingency expenditures, and appropriate fee enhancements.
- Project Risk Assessments: Conduct project risk assessments and escalate various risks to supervisor to provide visibility, mitigate risk, and create appropriate solutions.
- Design Definition Documents: Manage the development of design definition documents. Review, critique, and submit for approval all project definition documents.
- Change Order Requests: Review and provide recommendations to change orders requests and impact mitigation strategies throughout the project life cycle.
- Estimates and HSE Impacts: Ensure that estimates, HSE & Schedule Impacts from change order requests, throughout the project life cycle, are continually reviewed and validated as and when new information becomes available.
- Progress Reporting: Review and provide feedback on the metrics and basis for progress reporting against the projects and contracts.
- Constructability Review: Establish constructability review guidelines and protocols.
- Cost Reduction Initiatives: Develop guidelines and protocols for cost reduction initiatives. Review project level cost reduction recommendations.
- Operability and Maintainability: Review project level operability and maintainability recommendations.
- Design, Procurement, and Construction Progress: Review design, procurement, and construction progress and provide recommendations for recovery plans.
- Project Safety: Review and provide recommendations on project level safety recommendations and corrective actions.
- Construction Quality Control: Review and provide feedback on the framework for construction quality control.
- Quality Assurance Plans: Review and provide quality recommendations and corrective actions. Review and provide feedback on project level quality assurance plans.
- Site Logistics and Phasing: Develop overall site logistics and phasing strategy. Approve Logistics and Phasing recommendations.
- Project Manuals and Guidelines: Review and maintain Project Manuals and Construction Management guidelines, policy, and procedures.
- Claims Resolutions: Review the claims resolutions recommendations.
- Beneficial Use: Collaborate with appropriate internal and external stakeholders to achieve consent. Review all Beneficial Use recommendations.
- Owner Rep Staffing: Ensures Owner Rep staffing levels are sufficient, relative to contractual commitments, schedules, and constraints.
- Resource Management: Plans and adapts owner rep resource management as needed to ensure proper staffing levels and results.
- Performance Monitoring: Continuously monitor performance of T&T staff to ensure that the client does not spend time mentoring or managing.
Qualifications
- Education: Bachelor's degree (M.S. or MBA preferred).
- Experience: Minimum of 15 years of demonstrated capital project/program leadership experience.
- Project Management: Experience managing an integrated team on large complex and multi-phase capital projects/programs consisting of multiple project elements.
- Project Delivery Methods: Knowledge of multiple project delivery methods.
- Project Size: Proven track record of leading projects/programs of $1 billion or greater.
- Leadership: Demonstrated experience providing leadership of a team in an integrated project delivery organization.
- Negotiation: Demonstrated experience in negotiating multi-million dollar contracts as part of a multi-billion dollar project/program.
- Commitment: Proven track record of following through on commitments.
- Deliverables: Demonstrated experience in delivering major capital projects/programs successfully (on budget, on time, meeting safety and quality standards within approved scope).
- Partnership and Issues Resolution: Proven track record of partnering and issues resolution.
- Communication: Demonstrated excellent communications, presentation, and written skills.
