Maintenance Supervisor Job Description

Overview:

The Maintenance Supervisor is a key member of our team, responsible for ensuring the physical integrity of our communities and leading the maintenance team. In this role, you will be responsible for responding to resident maintenance requests in a timely and efficient manner, while also partnering with the Property Manager and leasing team to deliver exceptional resident experiences.

Key Responsibilities:

  • Manage and delegate resident service requests as received via electronic system
  • Schedule on-call rotation and assist with service as needed
  • Maintain accurate records for preventative maintenance, service requests, and make-ready status
  • Maintain maintenance budget and inventory
  • Ensure all safety materials are current and readily available
  • Conduct business in accordance with all policies, procedures, and state/federal laws
  • Diagnose and assist with routine maintenance or repair, involving electrical and plumbing, water irrigation systems, tile, carpet, and flooring, roofing, gutters, fasteners, shutters, doors, cabinets, windows, and door locks

Requirements:

  • 5+ years' experience in maintenance property management
  • Experience adhering to budgets and managing costs
  • Ability to work extended periods of time without relief, when responding to priority/emergency situations
  • Ability to safely install rigging/lifting devices and operate equipment
