Position Summary

The Property Maintenance Specialist plays a crucial role in preserving and enhancing the value of our properties. This position focuses on preventative maintenance, capital improvements, and repair tasks. A successful candidate will deliver outstanding customer service to residents, take pride in their work, and recognize the importance of their role in maintaining the property’s reputation.

The Quarters East Lansing is a distinguished housing community designed specifically for students, featuring 155 units and 551 beds.

Compensation

The salary range for this role is $18-20 per hour, based on skills and experience, along with potential bonuses.

Key Responsibilities
  • Embody and promote Tailwind Group's core values: Entrepreneurial, Versatile, Responsive, Innovative, and Integrity.
  • Inspect residential sites, building locations, and common areas to ensure superior appearance and cleanliness.
  • Manage and follow up on open work orders to guarantee timely completion in line with company standards.
  • Provide exceptional customer service during interactions with residents, prospects, vendors, and community members.
  • Solicit bids, negotiate contracts, and oversee work performed by contractors to ensure quality service.
  • Address after-hours emergency situations as needed.
  • Analyze maintenance trends and develop a preventative maintenance strategy to minimize costs.
  • Assist in organizing and maintaining inventory of company vehicles, tools, and equipment.
  • Support annual unit turnover and facilitate move-in/move-out processes.
Qualifications
  • Preferred: One or more years of experience in building maintenance.
  • Preferred: Experience with HVAC and appliance repair.
Knowledge, Skills, & Abilities
  • Required: Working knowledge of pool service and maintenance; willingness to become a Certified Pool Operator.
  • Exhibit a high level of integrity and professionalism.
  • Strong administrative, organizational, and communication skills.
  • Self-motivated and effective in a team environment.
  • Ability to lift up to 50 lbs.
  • Capacity to stand and bend for extended periods in various environments.
  • Ability to work independently.
  • Preferred: Familiarity with Entrata software.
