Position: Construction Manager (Alterations & Tenant Improvement Manager)

Overview: We are seeking a qualified Construction Manager (Alterations & Tenant Improvement Manager) to oversee projects in the government sector.

Key Responsibilities:

  • Analyze client-provided scopes of work (SOWs) to ascertain project specifications.
  • Collaborate with architects, engineers, and other stakeholders to fulfill project objectives.
  • Conduct site visits with clients to identify additional needs and integrate them into project requirements.
  • Engage with vendors and contractors to solicit proposals.
  • Evaluate proposals to ensure compliance with project specifications.
  • Prepare necessary documentation for project initiation, including contracts and purchase orders.
  • Compile documentation for project completion, including financial records.
  • Coordinate activities with clients and contractors to prevent conflicts.
  • Inspect work to identify deficiencies and collaborate with clients and contractors to resolve issues.
  • Conduct final inspections and create punch lists as necessary, ensuring timely completion of outstanding tasks.
  • Generate and distribute reports, memos, and other project-related documents.
  • Organize and lead meetings with clients and contractors regarding construction matters, including preparing agendas and minutes.
  • Ensure timely delivery of all project-related documentation, including manuals and as-built drawings.
  • Direct and manage contractor personnel to ensure qualifications and performance standards are met.
  • Perform site evaluations for proposed projects.
  • Review architectural drawings and prepare bid specifications and SOWs.
  • Facilitate bidder meetings and site walkthroughs; review and obtain bids.
  • Prepare work orders and manage monthly billing processes.
  • Oversee subcontractor activities, ensuring compliance with project specifications and local codes.
  • Monitor subcontractor performance, ensuring cleanliness and readiness of construction sites.
  • Provide quality assurance and control, conducting final inspections with client representatives.
  • Identify areas needing minor repairs and touch-ups during building inspections.
  • Review certified payroll and conduct audits for applicable projects.
  • Participate in weekly meetings to report on the status of ongoing construction projects.

Qualifications:

  • At least five (5) years of experience supervising personnel in small construction and tenant improvement projects.
  • A minimum of five years of experience in the construction industry with practical knowledge of relevant trades.
  • Familiarity with construction cost estimating is highly desirable.
  • Understanding of construction project scheduling is preferred.
  • Knowledge of DBA and SCA regulations.
  • Strong organizational skills with the ability to manage multiple projects simultaneously.
  • Excellent communication and writing abilities.
  • Proficient time management skills.
