Role Summary:
The Assistant Maintenance is a vital role within our organization, tasked with supporting the maintenance supervisor in ensuring the property remains in top condition. This position involves collaborating with the leasing team to enhance renewal and leasing opportunities while prioritizing safety and compliance with company policies.
Key Responsibilities:
- Address resident service requests promptly, aiming for completion within 24 hours.
- Manage the system for handling service requests and schedule on-call rotations for staff.
- Conduct all operations in line with company policies and relevant laws.
- Assist in distributing promotional materials and maintaining safety documentation.
- Monitor the physical condition of the property and rectify any unsafe conditions immediately.
- Maintain detailed records of preventive maintenance and service requests.
- Perform routine maintenance on equipment and ensure tools are well-maintained.
- Diagnose and conduct minor repairs across various systems, including electrical, plumbing, HVAC, and more.
- Participate in emergency standby schedules as required.
- Assist in preparing the property for inspections.
- Complete additional tasks as assigned by the property manager or regional supervisor.
Qualifications:
- Minimum of two years of experience in apartment maintenance or a related trade.
- EPA certification is required.
- Possession of a basic set of hand tools.
- Valid driver's license with a clean driving record.
- Willingness to travel as needed.
- Availability to work weekends as necessary.
Physical Requirements:
- Ability to sit, stand, and walk for extended periods.
- Capability to lift up to 30 lbs.
- Comfortable navigating various weather conditions.
Education:
- High school diploma or equivalent required.
- Technical certification is advantageous.
