Job Description

The Property Maintenance Specialist is responsible for performing and overseeing preventive and requested maintenance activities at rental properties within the True Homes portfolio. This position consists of both office and field responsibilities with most of the time spent visiting properties to execute required maintenance tasks. The Maintenance Technician will be expected to execute a daily schedule and drive to properties accordingly.

Key Responsibilities:

  • Provides excellent customer service to tenants and promotes a positive living environment striving for complete resident satisfaction.
  • Completes assigned work orders on scheduled dates and communicates status updates with the Maintenance Manager.
  • Responds promptly and professionally to tenant maintenance service requests both during business hours and after hours (when on-call) with a goal of 24 business hour response time.
  • Oversees third-party trades as needed to make proper repairs.
  • Educates and reviews the Tenant Maintenance Responsibilities with residents on common maintenance topics continuously.
  • Performs scheduled property inspections following Bi-Annual Property Inspection guidelines.
  • Performs Move-Out Turn Responsibilities:
    • Identifies and repairs all items within skillset.
    • Completes all assigned work orders on scheduled dates.
    • Oversees all tasks requiring a third-party trade.
  • Identifies areas of preventative maintenance that could be introduced to reduce long-term cost and deterioration of homes within the portfolio.
  • Performs and manages preventive maintenance and any repairs within multiple trade categories on a perpetual basis to reduce service requests and long-term costs.
  • Completes property condition assessments at all property visits and presents findings to property management.
  • Obtains approval from management and purchases maintenance supplies as needed for properties.
  • Utilizes and cares for company-supplied tools and materials properly.
  • Performs other duties as assigned.

Qualifications:

  • High School diploma or equivalent.
  • Minimum one year of previous experience in property management maintenance, other building maintenance, or related trade is required.
  • Valid driver's license and ability to drive a company vehicle.
  • Ability to be at work on a regular and consistent basis - overtime may be required for this position.
  • Must maintain a professional appearance and comply with the dress code policy.
  • Must comply with all safety regulations.
  • Ability to be 'on-call' during weekends and non-traditional holidays if needed.
  • Must provide basic hand and power tools.

General Requirements:

  • Knowledge of federal fair housing laws and any applicable local housing provisions.
  • Ability to read, write, and understand English.
  • Ability to use a personal computer, iPad, AppFolio Management Module, or other computer tracking systems.
  • Ability to navigate Property Management software.
  • Excellent customer service and interpersonal skills; ability to relate to others and defuse situations involving angry or difficult people.
  • Professional verbal and written communication skills; ability to effectively communicate with a diverse workforce.

Physical Requirements:

  • Ability to ascend/descend stairs and ladders.
  • Ability to lift up to 50 pounds without assistance.
  • Standing, walking, and/or sitting for extended periods of time.
  • Frequent climbing, reaching, and use of fingers.
  • Moderate stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearing.
  • Sustains substantially recurring movement to fingers, hands, wrists, legs, and feet.
  • Ability to use standard maintenance equipment.
  • Ability to operate assigned equipment and vehicles.
  • Work and/or walk on various types of surfaces.

Working Conditions:
While performing the duties of this position, the associate is regularly exposed to outside weather conditions, which may include wet and/or humid conditions, and extreme cold or extreme heat.
