HVAC Service Specialist

At Owens Realty Services, we are seeking an experienced HVAC Service Specialist to join our team in Hartford County. As a key member of our facilities support team, you will play a crucial role in ensuring the optimal functioning of our commercial and educational buildings.
Job SummaryThis is a full-time position that requires 40+ hours of work per week, with on-call duty for emergency situations. The successful candidate will be responsible for providing top-notch facilities support to our CREC schools portfolio, which involves traveling to multiple locations using a company vehicle.
Key Responsibilities- Troubleshoot, diagnose, and resolve HVAC-related issues efficiently.
- Perform preventative maintenance on various equipment, including split systems, air handlers, thermostats, condensers, fans, evaporators, and more.
- Familiarize yourself with boilers, chillers, cooling towers, packaged RTUs, VFDs, chilled water distribution systems, heat pumps, VAV boxes, digital controllers, and automation systems.
- Use standard HVAC hand tools and conduct leak detection and repairs as needed.
- Understand HVAC temperature set-points and control thermostat settings through local devices and/or computer-controlled automated software.
- High school education or equivalent.
- Minimum 5 years of experience working with HVAC systems and controls in a commercial or educational setting.
- Valid CT driver's license, clear driving record, and residence in the Greater Hartford Area.
- S-2 license and knowledge of HVAC control systems, including Andover, Trane, Alerton, Johnson Controls, Automated Logic, and BACnet protocol.
- Proficiency in Microsoft Office programs and work order systems.
- Excellent verbal and written communication skills.
- Flexibility in a demanding environment with excellent customer service skills.
The physical demands of this role include standing, walking, pushing/pulling equipment, using arm, leg, and back muscles for extended periods, and performing tasks that require reaching, climbing, stooping, kneeling, or crouching. The employee must regularly lift up to 15 pounds and frequently lift up to 50 pounds.
The work environment exposes the employee to toxic or caustic chemicals, hazardous materials, and waste. They may also work near moving mechanical parts, in wet and/or humid conditions, with fumes or airborne particles, risk of electrical shock, and vibration. Occasionally, they may work in outside weather conditions.
